About This Position
OBJECTIVE AND POSITION SUMMARY
Provide real estate assets financial analysis support to project managers. Provide decision support analysis to assist with business decision making. Analyze impact of changing business trends on current and future operating results. Implement due diligence, develop financial valuation models, evaluate capital projects and strategic initiatives, and work on other special projects. The position provides a great opportunity to learn the Real Estate Development business, gain experience in evaluating investment opportunities of many kinds, work on strategic, value-add organizational initiatives, and work with colleagues across all functional areas and levels within the company, including the senior management team. What you will do to contribute to the Real Estate Development Department's success.
PRIMARY DUTIES AND ESSENTIAL FUNCTIONS
- Record and analyze financial information, including asset managing costs and review transactions related to construction activities
- Compile, consolidate, and analyze accounting and finance information for the production of reports
- Create and analyze financial reports
- Develop and deliver ad hoc analyses and reports
- Review and analyze forecasts versus actuals, understand variances, trends, and recommend actions to improve performance and forecast accuracy
- Work with development project managers, including job set-up, budgets, job costs, cost codes, contracts, change orders, purchase orders, and performance reports
- Prepare/gather information related to construction and development cost for internal review
- Analyze acquisition and strategic investment opportunities, including preparation of detailed financial valuation models and internal presentations
- Participate in the end-to-end acquisition process including business assessment, due diligence, valuation, and post-closing integration tasks such as preparing monthly financial forecasts and budgets of newly acquired assets
- Evaluate strategic initiatives such as new market opportunities, network expansions, and other capital investments
- Ad hoc analyses and other special projects related to strategic initiatives or projects within the Real Estate development department
- Document and make improvements to work processes
- Assist on special projects and audits as needed
- Assist Accounting team as needed
- May perform other duties as assigned
MINIMUM QUALIFICATIONS AND COMPETENCIES
Education/Background:
- Bachelor’s degree in finance or closely related area
- Two (2) years of finance experience in the real estate development industry
- Ability to convert data into information and recommendations and to drive subsequent action to the Real Estate Department
- Ability to read, analyze, and interpret relevant financial records and transactions
- Excellent MS Excel skills (designing, modeling, graphing, automation, pivoting, reporting, analyzing) and comfort in dealing with large amounts of data
