Position Overview

Douglas Elliman Development Marketing is seeking a Senior Project Manager to support the coordination and execution of residential leasing portfolios, business-development opportunities, client engagements, and active advisory assignments.

This individual will operate at the intersection of portfolio management, brokerage coordination, client service, and business development. Working closely with platform leadership, brokers, property owners, asset managers, and property-management teams, the Senior Project Manager will help ensure that leasing assignments are organized, actively managed, and supported by clear communication, timely reporting, and disciplined follow-through.

Successful prior experience working with residential leasing portfolios is central to this position. Candidates should understand how ownership, brokerage, onsite leasing, property management, marketing, and reporting functions work together to support leasing performance across an individual property or broader portfolio.

The ideal candidate will be highly organized, proactive, and credible with both internal and external stakeholders. This person must be able to manage multiple assignments, coordinate complex workstreams, prepare polished client-facing materials, and maintain accountability among contributors with different roles and priorities.

This is a highly visible position for an experienced real estate professional who combines strong project-management capabilities with practical leasing knowledge, sound judgment, and the confidence to work directly with owners, brokers, operators, and property-management firms.

Key Responsibilities

  • Coordinate residential leasing and advisory assignments across owners, asset managers, brokers, property-management firms, onsite leasing teams, and internal support functions.
  • Establish and maintain project plans, responsibilities, timelines, reporting schedules, deliverables, and next steps for active assignments.
  • Serve as a responsive point of coordination for property owners, developers, operators, and other client stakeholders.
  • Support the oversight of leasing portfolio activity, including availability, traffic, applications, deal flow, concessions, reporting, and other relevant performance indicators.
  • Coordinate recurring client reporting and help translate leasing activity and market information into clear, decision-useful updates.
  • Organize brokers and project contributors around client priorities, outstanding requests, key decisions, and required follow-up.
  • Manage the preparation of proposals, presentations, pitch materials, market analyses, leasing reports, and other client-facing deliverables.
  • Track prospective opportunities, active pursuits, target accounts, and relationship follow-up.
  • Support the transition of newly secured business from pitch and onboarding into active assignment management.
  • Prepare meeting agendas, project updates, action-item summaries, and follow-up communications.
  • Identify potential delays, execution gaps, or unclear responsibilities and work with the appropriate stakeholders to resolve them.
  • Develop practical workflows, templates, trackers, and project-management standards that improve consistency across the platform.
  • Provide direct project-management support to platform leadership and assist with additional client-focused initiatives as needed.

Candidate Profile

The ideal candidate is an experienced real estate project-management professional with a successful record of supporting residential leasing portfolios and coordinating the stakeholders responsible for their performance.

Candidates should have worked directly with several of the following groups:

  • Property owners and developers
  • Asset managers and owner representatives
  • Residential leasing and brokerage teams
  • Onsite leasing offices
  • Property-management companies
  • Marketing, research, and reporting teams

The successful candidate should understand the practical rhythm of a leasing assignment, including portfolio or property launch, unit availability, traffic and lead activity, broker coordination, application and deal flow, recurring owner reporting, market positioning, and ongoing performance discussions.

This person must be able to move comfortably between detailed execution and broader commercial priorities. On any given day, the role may involve coordinating a portfolio review, following up with an owner, resolving an issue with a property-management team, reviewing leasing activity, preparing a client presentation, organizing brokers around a new assignment, or advancing a prospective opportunity.

The position is best suited to someone who takes ownership, follows through consistently, and knows how to create structure in a fast-moving, relationship-driven environment. The Senior Project Manager must be capable of maintaining accountability without introducing unnecessary process or disrupting important client and broker relationships.

Qualifications

Required Qualifications

  • Approximately 3–5 years of relevant professional experience in residential leasing, real estate project management, brokerage operations, portfolio operations, property management, asset management, new development, or a closely related field.
  • Demonstrated successful experience supporting or overseeing residential leasing activity across an individual property or portfolio of properties.
  • Direct working experience coordinating with property owners, asset managers, brokers, onsite leasing teams, and property-management firms.
  • Practical understanding of residential leasing operations, including availability, traffic, applications, deal flow, concessions, reporting, and portfolio performance.
  • Experience managing complex assignments involving multiple internal and external stakeholders.
  • Ability to communicate credibly and professionally with owners, developers, operators, senior brokers, and executives.
  • Experience preparing or coordinating proposals, presentations, leasing reports, market analyses, and other professional client-facing materials.
  • Proven ability to manage multiple projects, deadlines, and priorities simultaneously.
  • Excellent written, verbal, and interpersonal communication skills.
  • Strong organizational ability, attention to detail, judgment, and follow-through.
  • Ability to identify unresolved issues, clarify responsibilities, and advance work with limited supervision.
  • High degree of professionalism, discretion, accountability, and responsiveness.
  • Proficiency with Microsoft PowerPoint, Excel, Word, Outlook, and Teams.
  • Experience using project-management, customer relationship management, leasing, property-management, or pipeline-tracking systems.

Preferred Qualifications

  • Experience within the New York City residential real estate market.
  • Experience supporting new development, multifamily, luxury rental, lease-up, repositioning, or multi-property portfolio assignments.
  • Established experience working for or alongside a residential owner, developer, brokerage, property-management company, or leasing advisory business.
  • Familiarity with leasing reports, rent rolls, availability reports, traffic reporting, application pipelines, conversion metrics, concessions, and competitive market analyses.
  • Experience coordinating the launch, stabilization, or ongoing performance management of residential leasing assignments.
  • Experience supporting business development, pitches, proposals, client onboarding, and ongoing account service.
  • Experience improving internal workflows, reporting practices, and accountability systems.
  • Experience working directly with senior leadership in a growing or entrepreneurial business environment.
  • Bachelor’s degree in real estate, business, finance, project management, urban planning, or a related discipline.
