Position Summary
The Make Ready Technician on a stabilized affordable housing community is responsible for preparing vacant apartment homes for new residents efficiently and to a consistent quality standard. Every unit this role touches is someone's new home, and the quality of that work reflects directly on the resident's first impression of Forward and the community.
On a stabilized property, unit turns must happen within defined timelines to minimize vacancy loss. The Make Ready Technician is organized, detail-oriented, and committed to doing the work right the first time so units do not have to be touched twice.

- In this role specifically: deliver units that pass final inspection on the first walk, complete turns within the scheduled timeline, and maintain a quality standard that residents notice on move-in day
Core Responsibilities
Unit Preparation and Turnover
- Inspect vacant units and document all items requiring repair or attention before beginning the turn.
- Complete make-ready tasks including drywall patching, paint touch-ups, fixture replacements, hardware installation, caulking, and light carpentry.
- Ensure all appliances, plumbing fixtures, HVAC registers, electrical outlets, and lighting are functioning correctly prior to move-in.
- Replace consumables including air filters, light bulbs, smoke detector batteries, and cabinet hardware as part of every turn.
- Ensure all units are maintained in a condition that supports positive first impressions for incoming residents.
- Complete the full turn checklist and submit documentation to the Lead Maintenance Technician.
- Escalate items beyond make-ready scope to the Lead Maintenance Technician promptly.
Cleaning and Detailing
- Perform thorough cleaning of all unit surfaces as part of the turn process.
- Ensure units meet the cleanliness standard required for a resident move-in, not just a functional clean.
- Maintain cleanliness of work areas and supply storage during make-ready operations.
Maintenance Support and Resident Interaction
- Assist the maintenance team with minor repairs and property upkeep as directed.
- Interact professionally and respectfully with residents, prospects, vendors, and team members while performing duties and report resident concerns to the Lead Maintenance Technician when observed.
- Notify the Lead Maintenance Technician of any property issues or safety concerns observed during unit work.
Safety and Standards
- Follow all company safety procedures, OSHA regulations, and applicable building codes.
- Handle cleaning chemicals and maintenance materials in accordance with manufacturer instructions and safety data sheets.
- Maintain proper organization and storage of tools, supplies, and materials.
Technology Requirements
Candidates must be comfortable working in the following platforms or able to learn them quickly:
- Mobile work order applications and digital unit checklist tools
- Property management software for work order documentation: Yardi, Entrata, or RealPage (basic familiarity preferred)
Cybersecurity and Data Privacy: Protect company, client, resident, and vendor information by following Forward's cybersecurity, data privacy, and acceptable use policies at all times.
AI and Automation: Participate in the adoption and responsible use of AI-assisted tools and workflow automation to improve efficiency, accuracy, and reporting capabilities as Forward continues to build out its technology stack.
Performance Metrics and KPIs
- Unit turn completion time: units completed within the established make-ready schedule
- First-pass quality rate: percentage passing final inspection without rework
- Move-in readiness: 100% of scheduled move-in units completed, inspected, and approved prior to resident arrival
- Resident move-in experience: units delivered clean, functional, and free of resident-reported deficiencies at move-in
- Punch item clearance: all deficiencies resolved before unit is released to leasing
- Safety compliance: zero OSHA violations or unresolved safety items
Qualifications
Required
- 6 or more months of experience in make-ready, general labor, or property maintenance
- Basic proficiency in painting, cleaning, light carpentry, and fixture replacement
- Strong attention to detail and commitment to quality
- Ability to lift up to 50 pounds, climb ladders, work indoors and outdoors
- High school diploma or equivalent preferred
Preferred
- Experience in multifamily apartment make-ready operations
- Basic knowledge of plumbing, HVAC, or electrical systems
- Interest in pursuing CAMT certification
Physical Requirements
- Ability to lift up to 50 pounds, climb ladders, kneel, bend, and work in confined spaces
- Ability to work indoors and outdoors in varying Texas weather conditions
- Ability to stand and perform repetitive tasks for extended periods

Travel Requirements
This is an on-site role. No travel is expected beyond the property site.
Professional Development
Forward is committed to developing Make Ready Technicians into skilled maintenance professionals. This role will have access to:
- On-the-job cross-training in HVAC, plumbing, electrical, appliance repair, preventive maintenance, and general maintenance operations
- Basic Fair Housing awareness and resident interaction training
- Support toward CAMT or entry-level trade certifications
- Mentorship from the Lead Maintenance Technician and Maintenance Supervisor
