Position Summary

Strong background in masonry work, with the ability to construct, repair, and maintain structures using bricks, stones, concrete blocks, and other materials. Install tiles on floors, walls, and ceilings by preparing surfaces, cutting tiles to size, applying adhesive and mortar, and grouting the finished installation. Key responsibilities include measuring, cutting, and laying tiles. Ensuring a high-quality and accurate finish, and maintaining a clean and safe work environment. Working under the supervision of the Building Maintenance Superintendent. Acts to assure compliance with housing standards and regulations.

Essential Functions

Processes work order documentation: receives and prioritizes daily work orders according to standard shop practices; returns work order following completion of assignment; may schedule next day's work activities based on incomplete work.

Primarily performs masonry and tile installation taskings. Mix mortar, grout, cement, and adhesives to the correct consistency. Build and repair walls, partitions, and structures using brick, block, and natural stone. Cut and set ceramic, porcelain, or stone tiles on floors, walls, and ceilings with accurate alignment. Use hand tools, wet saws, and grinders to shape bricks and tiles to fit tight spaces.

Performs minor structural preventive maintenance, repairs, and replacements on housing units: performs minor wall repairs; window repairs or replacements; floor repairs or replacements; door repairs or replacements; door hardware installations, repairs, and replacements; window and door (storm, screen and entrance) repairs or replacements; and ceiling repairs as needed.

Performs routine paint preparation and painting assignments: may patch, caulk, sand, and mask areas to be painted; and paints areas as needed.

Performs minor plumbing preventive maintenance, repairs, and replacements: performs minor plumbing fixture maintenance, repair, or replacement, such as installing fixtures, repairing water heater, replacing valves, clearing drains, minor faucet repairs, and minor toilet repairs as needed.

Prepares housing unit for new tenants: performs necessary cleaning and repairs; paints or arranges for painting of unit; reviews work to ensure that unit will pass inspection; and informs supervisor of readiness of unit for inspection.

Monitors and assures regulatory compliance and satisfactory ratings on Department of Housing and Urban Development (HUD) performance indicators; acts to assure satisfactory evaluations on Public Housing Assessment System (PHAS) indicators and other measures as assigned.

Requisitions materials, equipment, and parts necessary for completion of repairs.

Assists to assure NRHA community standards are upheld.

Assists in training lesser skilled maintenance staff. Performs other related work duties as required.

• Work Orders – Completes and documents tasks accurately and on time.
• Experience: Proven hands-on experience in masonry construction and tile setting.
• Technical Skills: Ability to read blueprints, use level tools, and operate tile saws and power mixers.
• Physical Strength: High stamina to lift heavy materials, kneel, bend, and stand for long hours.
• Attention to Detail: Strong focus on straight lines, precise measurements, and clean grouting.
• Compliance – Meets HUD/PHAS maintenance requirements.
• Materials – Uses and tracks supplies responsibly.
• Support – Assists with evictions, follows directions, and supports team tasks.

• High school education with a vocational education program in building maintenance.
• One to three years of progressively responsible experience in residential masonry, tile and concrete installation work.
• Any equivalent combination of training, education, and experience necessary to obtain the required knowledge, skills, and abilities.

• Must possess a valid driver’s license and satisfactory driving record.
• Subject to a background check and reference verification prior to hire.
• Must maintain confidentiality and adhere to NRHA’s code of conduct and ethics policies

• Operational knowledge of and skill in masonry, tile and concrete installation.
• Operational knowledge of safety procedures to be followed in building maintenance.
• Basic knowledge and skill to read and interpret floor plans, blueprints, drawings, or specifications.
• Literacy and arithmetical skills to read instructions and directions, and to perform simple arithmetic calculations.
• Ability to understand and follow oral and written directions.
• Skill in operating standard power tools, such as a power drill and circular saw.
• Basic oral communication skills to receive instructions and convey information.
• Basic human relations skills to interact with supervisor, lead person, and housing residents; includes ability to work in a team environment.
• Analytical ability to diagnose common repair problems and determine a solution based on standard practices and precedents.
• Ability to exercise independent judgment and initiative in routine and non-routine maintenance activities

While performing the duties of this job, the employee is frequently required to sit, talk, see, or hear. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 70 pounds.
