Real Property Specialist Sr

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Real Property Specialist Sr based in United States.

This senior-level role supports critical government real property operations, including acquisition, accountability, management, reporting, and disposal activities. You will help maintain accurate property records and ensure compliance with federal and Air Force requirements. The position plays an important role in Financial Improvement and Audit Readiness (FIAR), inspections, audits, and property accountability initiatives. You will work across multiple stakeholders, including base organizations, environmental teams, legal offices, and government entities. The role also provides opportunities to conduct detailed research, resolve complex property issues, and improve operational processes. Strong organization, communication, and analytical skills are essential for managing multiple sites and priorities. The position may involve up to 80% travel and offers the opportunity to contribute to mission-critical government infrastructure programs.

Accountabilities
  • Perform complex real property functions related to the acquisition, management, accountability, use, and disposal of government real property.
  • Maintain real property inventories, records, reports, and supporting documentation, including APSR and property jacket files.
  • Reconcile real property records annually with organizations and agencies that occupy, maintain, or operate Air Force-controlled facilities and land.
  • Execute Financial Improvement and Audit Readiness (FIAR) activities, including Existence and Completeness actions, within required timelines.
  • Determine requirements for out-granting Air Force real property and process leases, permits, easements, licenses, and other real estate transactions in accordance with applicable Air Force guidance.
  • Maintain and update real estate grant trackers, including grantee information and annual financial obligations.
  • Conduct annual compliance inspections for real property grants and update APSR and supporting files as necessary.
  • Coordinate with base stakeholders, including environmental and legal organizations, to resolve property-related matters.
  • Support space accountability activities and ensure building occupancy information and real property records remain accurate.
  • Prepare key supporting documents, reports, briefing materials, presentations, and other documentation required for property management activities.
  • Prepare for and support audits, evaluations, inspections, and staff assistance visits.
  • Research property histories and records in depth to analyze issues, determine appropriate corrective actions, and provide recommendations.
  • Respond accurately and promptly to customer inquiries and property-related requests.
  • Provide coaching and guidance to Real Property Technicians and delegate tasks as appropriate.
  • Coordinate activities across multiple sites while maintaining timely, cost-effective, and high-quality service.
  • Complete required government and management training and comply with established procedures, safety standards, and operational requirements.
  • Perform additional duties as assigned and work effectively under changing priorities and deadlines.
Requirements
  • Minimum of 5 years of experience in real property, including experience researching legal documents, investigating facts, or assisting with the preparation of legal documentation.
  • Bachelor’s degree in Business Administration, Supply Chain Management, or a related field preferred.
  • Knowledge of federal government real property procedures and applicable Air Force guidance concerning acquisition, use, disposal, and accountability.
  • Ability to complete the AFIT Real Property Management Course WMGT 424 within 12 months of assignment.
  • Experience with real property inventory management, data analysis, reporting, compliance, and documentation.
  • Strong ability to gather, evaluate, and interpret information, reach sound conclusions, and provide meaningful recommendations.
  • Intermediate proficiency with Microsoft Word, Excel, and PowerPoint.
  • Three or more years of Air Force real property or related experience is preferred.
  • Experience supporting a U.S. Air Force Civil Engineer Squadron, logistics organization, government property program, or military installation is preferred.
  • Proficiency with NexGen IT is desirable.
  • Strong written and verbal communication skills, with the ability to work professionally with diverse stakeholders.
  • Ability to work independently, manage multiple sites and projects, and perform effectively under pressure.
  • Ability to obtain and maintain required government identification and installation access credentials, including DBIDS access.
  • U.S. Citizenship required.
  • Must possess and maintain valid REAL ID-compliant or other federally accepted identification for access to applicable government and military installations.
  • Valid state driver’s license with an acceptable driving record.
  • Ability to successfully complete required background checks and drug testing.
  • Willingness to work schedules exceeding 40 hours, including weekends or holidays, when required.
  • Ability to travel extensively, with up to 80% travel possible.
  • Ability to sit or stand for extended periods and perform activities such as bending, reaching, kneeling, typing, and reading from computer screens.
  • Ability to lift up to 35 pounds as required.
