Pay Rate: $27.00 to $29.00/hour

Schedule: 6:30 AM – 3:00 PM- Saturday to Wednesday Workweek (Not final: subject to program needs)
Work Structure: Independent operator within assigned routes and service zones

The Maintenance Technician is responsible for the restoration, maintenance, and overall aesthetic care of public-facing infrastructure across our portfolio of sites and facilities. This role operates within a contracted urban place management program where performance is measured by quality of execution, response time, and long-term surface durability. Work is performed in high-visibility, high-traffic environments where outcomes directly impact public perception and asset condition, and the physical presentation of the assigned district. This is a skilled, multi-faceted role that combines technical painting and graffiti abatement with proactive community stewardship. When specialized painting or coating tasks are not required, the technician acts as a Place Manager for their assigned zone. In this capacity, they take ownership of their route—monitoring the area, picking up litter, sweeping walkways, and performing general cleaning to ensure the environment remains pristine, safe, and welcoming.
Performance Standard
Deliver clean, uniform, and fully restored painted surfaces that meet program standards, while maintaining a clean, litter-free, and well-managed zone. Performance is measured by painting completion rate, response time, and the overall cleanliness and upkeep of the assigned district.
Core Duties
- Execute scheduled service routes, performing graffiti removal, surface preparation, and coating application
- Perform required surface preparation (cleaning, scraping, abrasion) prior to all painting and coating work
- Apply coatings and perform color matching to achieve uniform, durable finishes
- Restore surfaces to a defect-free condition meeting visual and performance standards
- Respond to service requests within a 24-hour requirement
- Operate company vehicles, spray equipment, and power tools safely in active environments
- Identify coating failure, substrate damage, and conditions requiring corrective surface treatment
- Clean, maintain, and care for public spaces through bulk item and illegal dumping removal
- Document all work, materials, and site conditions using the Jia platform
Place Management & Zone Cleanliness
- Active Zone Ownership: When painting or specialized maintenance tasks are complete, actively patrol and manage the appearance of the assigned zone.
- Routine Cleaning & Abatement: Perform manual sweeping, litter removal, weed abatement, and sidewalk clearing to keep the district clean.
- Infrastructure Care: Clean, maintain, and care for public spaces by removing bulk items and illegal dumping.
- Proactive Reporting: Monitor the district for safety hazards, broken public property, or areas requiring deep cleaning, addressing what you can and reporting larger issues.
- Equipment & Asset Care: Operate company vehicles (F-250 to F-450 class), spray equipment, and power tools safely in active public environments.
- Documentation: Document all completed tasks, material usage, and zone conditions daily using the Jia platform.
Minimum Qualifications
- 25+ years of age (insurance requirement).
- Valid California Driver’s License with a clean MVR.
- Must be insurable under the company vehicle policy.
- Minimum 2 years of experience in industrial or commercial painting, coating application, or surface restoration.
- Working knowledge of graffiti removal and industrial surface coating standards in public infrastructure environments.
- Experience or strong willingness to perform outdoor commercial cleaning, porter, or groundskeeping work as part of daily zone management.
- Ability to operate industrial painting equipment and service vehicles (F-250 to F-450 class).
- Ability to communicate clearly in English.
- Basic proficiency with mobile technology for reporting and documentation.
- Familiarity with project-based software and GPS-enabled work tracking platforms.
Physical Requirements
- Ability to perform sustained physical labor (walking, standing, bending, lifting) throughout an 8-hour shift.
- Ability to work outdoors in all weather conditions.
- Ability to lift and carry up to 50 lbs.
- Ability to operate equipment safely and consistently.
- Ability to bend, reach, climb, and perform repetitive tasks.

Preferred Qualifications
- OSHA-10 or OSHA-30 certification
- Painting, coating, or surface treatment training
- Experience in public infrastructure, transit systems, or contract-based maintenance programs
- Prior experience working for a Business Improvement District (BID), Community Benefit District (CBD), public works department, or urban place management company.
