MAINTENANCE OPERATOR
Full Time | New York, NY
Reports To: Property Manager & Assistant Property Manager
POSITION SUMMARY
A commercial real estate firm is seeking a skilled and motivated Maintenance Operator to support our Long Island retail and commercial portfolio. The ideal candidate is a self-starting professional with hands-on experience across multiple building trades, strong communication skills, and the ability to manage priorities independently while reporting to property management.

RESPONSIBILITIES
Responsibilities include, but are not limited to, the following:
- Complete tenant and base building work orders, including plumbing repairs, electrical maintenance, painting, door and hardware repairs, carpentry, and snow removal. All work orders are recorded and tracked using BDG’s Facility Manager App.
- Perform electrical maintenance, troubleshooting, and repairs on commercial distribution systems, HVAC and controls, lighting systems, and emergency power systems.
- Execute all work to industry-standard quality, including proper preparation, site protection, and clean-up upon completion, in a time-efficient manner.
- Perform preventative maintenance tasks including bulb and ballast replacement, filter changes, equipment cleaning and lubrication, belt changes, and alignment—all tracked through BDG’s Facility Manager App.
- Operate common and specialty tools safely and proficiently.
- Respond to and assist with emergency calls on a 24/7 basis, including weekends and holidays as required.
- Overtime hours will be required as needed based on operational demands, emergencies, and after-hours inspections such as monthly site lighting reviews.
- Direct and monitor contract workers as needed to support facility operations and maintenance.
- Apply knowledge of safety procedures and building trade hazards, including safe lifting of objects weighing up to and over 60 pounds.
- Perform physical tasks including prolonged standing, walking, kneeling, climbing ladders, operating man lifts, and working in confined spaces and extreme temperatures.
- Maintain professional, collaborative relationships with staff, tenants, vendors, and contractors; work effectively both independently and as part of a team.
- Proactively inspect properties, identify problems or abnormalities, perform corrective action, and/or report findings to management promptly.
- Report directly to the Property Manager and Assistant Property Manager; provide detailed daily reports.
- Prepare and present comprehensive property reports to the Property Manager, documenting the physical condition of properties, maintenance activities, outstanding issues, and recommended corrective actions.
- Conduct monthly site lighting inspections at all Long Island properties (typically performed at night; billed as overtime).
- Utilize the Facility Manager App to maintain records of all inspections, preventive maintenance, and repairs in compliance with state, federal, and FDNY requirements.
- Keep building storage rooms, maintenance shops, mechanical rooms, and back-of-house areas neat and orderly.
- Monitor and adjust temperatures in vacant spaces and mechanical rooms across all properties, including seasonal activation of heaters and heat trace systems.
- Maintain and account for all company-issued tools and equipment.
- Keep the assigned company utility van current on all required maintenance and services.
- Travel regularly between multiple commercial properties across the Long Island portfolio using a company-issued utility van; a valid driver’s license and comfort operating a van are required.
- Notify management of supply or special tool needs; place supply orders when authorized and pick up orders as necessary.
- Assist with moving equipment or furniture between properties or storage units as needed.
- Support on-site and off-site emergency response and unforeseen operational issues.
- Record and report utility readings (gas, water, and electric meters) as directed.
- Use the ADP App to clock in/out daily and complete weekly timesheets for payroll processing.
- Communicate effectively in written and spoken English.
- Poper assigned work attire must be always worn and maintain a professional appearance.
- Familiarize with and adhere to all company policies as outlined in the Employee Handbook.
- Perform additional duties as assigned by management and/or ownership.
REQUIREMENTS
- High School Diploma or GED equivalent
- 3–5 years of experience in a related field or specific building trade
- Valid driver’s license; must be comfortable operating a utility van
- Ability to respond to emergency calls 24/7, including nights, weekends, and holidays
- Strong working knowledge of commercial building systems and maintenance trades
- Proficiency with common and specialty maintenance tools
- Ability to perform physically demanding tasks in varied environmental conditions
PREFERRED QUALIFICATIONS
- OSHA Certification
- Experience working independently across multiple sites without direct supervision
- Familiarity with building automation systems (BMS)
- Basic plumbing and electrical troubleshooting experience in a commercial setting
