Job Description
The Handyman is responsible for performing general maintenance, repairs, and upkeep of building systems and common areas in accordance with building standards and union work rules. This role supports the overall functionality, safety, and appearance of the property by addressing routine maintenance needs while adhering to the guidelines set forth in the 32BJ Collective Bargaining Agreement.
Key Responsibilities
· Perform routine maintenance and minor repairs including plumbing, electrical, carpentry, and painting
· Repair fixtures, doors, locks, windows, walls, ceilings, and flooring as needed
· Replace light bulbs, ballasts, switches, outlets, and basic mechanical components
· Troubleshoot and respond to maintenance requests in a timely manner
· Maintain tools, equipment, and work areas in safe and orderly condition
· Conduct preventative maintenance tasks throughout the property
· Assist with seasonal work such as snow removal and exterior upkeep
· Coordinate with porters, supers, and management on building needs
· Report major repair issues, unsafe conditions, or code concerns promptly
· Follow all safety procedures, PPE requirements, and OSHA standards

32BJ Union-Specific Responsibilities & Conditions
· Perform duties in accordance with the 32BJ Collective Bargaining Agreement (CBA)
· Adhere to job classifications, work rules, and jurisdictional boundaries defined by the union
· Participate in union-required training (e.g., safety, equipment use, certifications)
· Follow proper procedures for overtime, shift assignments, and seniority protocols
· Maintain compliance with safety regulations and reporting requirements
· Work collaboratively with union members, building staff, and management

Qualifications
· Prior handyman, maintenance, or building repair experience required (union building experience preferred)
· Strong working knowledge of basic plumbing, electrical, carpentry, and general repair work
· Ability to use hand tools, power tools, and maintenance equipment safely
· Ability to lift up to 50 lbs and perform physical tasks including bending, climbing, and prolonged standing
· Reliable, detail-oriented, and able to work independently
· Ability to follow union guidelines and building procedures
· Basic English communication skills (additional languages a plus)
