Job Description
Experience The EMBREY Way by joining our dynamic Property Management team as a Maintenance Supervisor at The Finch.
As a Maintenance Supervisor, you will contribute to increasing retention rates and occupancy percentages by maintaining and improving the physical property.
Responsibilities
- Consistently ensure compliance within the maintenance team.
- Improve processes and find efficiencies in workflow.
- Troubleshoot and implement cost-saving techniques to save the property money and recommend improvements.
- Lead the management, training, and retention of quality team members.
- Consistently review pending work orders and allocate appropriately.
- Maintain monthly and yearly budget overages.
- Facilitate property maintenance issues, including scheduling regular maintenance and repair, negotiating contracts with vendors, and conducting property inspections to ensure the property is in good working order and well-maintained on a weekly basis.
- Inspect HVAC units during apartment turns by checking for unusual noises, vibrations, or odors; inspecting for water leaks around air handlers and condensate lines; examining electrical disconnects and visible wiring for damage; and verifying proper airflow from all registers.
- As needed, replace HVAC compressors; perform major electrical troubleshooting; charge or recover refrigerant; braze refrigerant lines; replace evaporator or condenser coils; and perform advanced diagnostics and system performance testing.
- Meet with the team to discuss daily responsibilities.
- Review turned and made-ready schedule and delegate work to the proper work groups.
- Close out work orders when complete.
- Continue education through EMBREY University, industry-related organizations, and training offered by our vendor partners.
- Achieve at least a 4.5 overall maintenance survey score.
- Evaluate overall NOI and Revenue Growth of the Property.
- Turn vacant apartments within 5 business days.
- Complete work orders within 48 hrs.
- Stay up to date on relevant certifications.
- Complete other tasks and/or projects as needed.
Qualifications
- Proven experience in Property Maintenance
- Experience utilizing Yardi, preferred
- Three years’ experience as a Manager/Supervisor
- HVAC certified
- Pool certification
- High school diploma or equivalent, preferred
- Valid Driver’s License
Required Testing
- Criminal and Civil Background Check, Non-DOT Testing, Credit Check, MVR
Position Type
- $38/hr. - $40/hr.
