Job Description

POSITION SUMMARY:

The Work Order Maintenance Lead is responsible for overseeing the successful and timely completion of all tenant requested or NSPIRE generated maintenance work orders across NAC’s portfolio. Responsibilities include evaluating residential rental units to determine maintenance/repair needs, ensuring work orders are completed within NAC policy guidelines. This will be accomplished by providing tactical leadership to Maintenance Technicians. In addition, this position will collaborate with the onsite property management team by helping to provide quality living experience for our residents.

RESPONSIBILITIES:

· Responsible for ensuring NAC portfolio is following company maintenance procedures, adhering to maintenance standards, and meeting state and local inspection and ADA requirements.

· Outreaches NAC vendors for any repairs outside of the scope of the maintenance/janitorial team.

· Reviews all work orders for each site in the portfolio, prioritizing needed repairs and providing guidance to on-site maintenance on completion of repair in accordance with repair standards.

· Work with the Management Team to recommend, develop, and implement policies/procedures related to repairs, vendor selection, and bidding concerns.

· Works with each on-site maintenance team to improve metrics, focusing on completion of unit work orders within 3 days per NAC policy

· Lead on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, and appliances.

· Use NAC’s approved vendor list.

· Lead safety meetings when assigned and perform all work duties in a safe and efficient manner, in accordance with company safety policies and procedures.

· Must comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety or environment, including NAC’s standard operating procedures and policies

· Responds to all requests timely.

Team Collaboration:

· Proven ability to oversee a team collaboration. Works with on-site maintenance and janitorial technicians to provide direction and guidance on necessary repairs required in each unit.

· Creates a productive and inclusive work environment team is knowledgeable of policy/procedure, best practices and job responsibilities. Makes evident the importance of each role with the team. Prioritize team tasks appropriately.

· Works collaboratively with other Maintenance Leads to monitor and maintain current maintenance tool and supply inventory tracking plans.

· Works collaboratively with Maintenance team on NAC events including logistics, setup, security, and parking

· Evaluate and give directions during maintenance emergency situations to include after-hours response. Communicate situations and solutions to Facilities Maintenance Administrator, Property Portfolio Manager and Site Property Manager to ensuring prompt/timely resolution.

· Provide recommendations for reviewing maintenance programs and recommending procedural and/or operational changes.

· Identifies strengths of each team member, actively supports individual career development, acknowledges individual and team accomplishments.

· Collaborates with other Maintenance Leads to create, maintain and oversee on-call schedule and is available for emergencies as needed.

· Works with the NSPIRE inspection team to identify and resolve all NSPIRE violations within established 30-day timeline.

Other Responsibilities.

· Follows up as needed on all aspects of vacant/unit-turn maintenance.

· Creates a productive and inclusive work environment where the team is excited. Makes evident the importance of each role with the team. Prioritize team tasks appropriately.

· Reports and follows up as directed on non-compliance concerns.

· Present a professional, efficient attitude to ensure resident satisfaction.

· Provide written responses in a professional, timely manner.

· Other duties as assigned

EDUCATIONAL/WORK EXPERIENCE REQUIREMENT:

· High school diploma or GED required, bachelor's degree preferred

· At least five (5) years of experience in apartment and/or general maintenance.

· At least one (1) year of experience supervising employees.

· Must have a valid state driver's license with clean driving record and reliable transportation.

SKILLS REQUIREMENT:

· Ability to identify and troubleshoot common problems related to electrical, plumbing, and general maintenance.

· Excellent manual dexterity and problem-solving skills.

· Ability to use tools and equipment.

· Ability to interact effectively with management, co-workers, and residents.

· Superior customer service skills.

· Strong attention to detail, organizational, time-management, and problem-solving skills.

· Ability to work independently.

· Demonstrates knowledge of federal, state, and local laws specifically Fair Housing regulations, building codes, environmental laws, and regulations.

· Ability to travel to multiple properties in portfolio to monitor work orders and unit turns. Help complete work as needed.

· Ability to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.

· Ability to perform basic arithmetic skills such as measurements, addition, subtraction to do basic calculations.

· Ability to interact with individuals with physical and mental health challenges.

· Ability to read/ speak/ write English language proficiently.

· Ability to work a flexible work schedule to include weekends, evenings, and holidays.

· Requires use of personal vehicle with active insurance.

PHYSICAL DEMANDS:

· Able to stand, bend or kneel for long periods.

· Able to climb (ladders, etc.).

· Able to lift 60 lbs., or more.

· Able to reach above shoulder height.

· Able to crawl on any type of surface.

· Operate in an outdoor or maintenance shop environment

FAIR LABOR STANDARDS ACT:

This position is considered to be non-exempt for overtime pay provisions as provided by the Federal Fair Labor Standards Act (FLSA) and any applicable state laws. Non-Exempt employees are entitled to overtime pay for hours worked in excess of forty (40) hours per workweek.
