About the Role:

Fitzrovia is seeking a Project Manager, Commercial & Capital Projects to join our team, with a primary focus on residential assets across the portfolio. This role is responsible for leading the planning, execution, and closeout of capital projects, ensuring delivery aligns with budget, schedule, quality standards, and operational needs.

The Project Manager will oversee projects from early planning through construction and turnover, working closely with internal teams including Design, Construction, Facilities Management, Property Management, and Asset Management, along with external consultants and contractors. This is a hands-on role suited for someone who can operate in a fast-paced environment, take ownership of projects end-to-end, and contribute to continuous improvement across our residential portfolio.

As we are a highly collaborative team, the successful candidate will be required to work in-office full-time.

This posting is for an existing vacancy. The salary range for this position is $100,000 - $120,000, plus a competitive performance-based annual bonus, based on skills and experience. Key Responsibilities:

Project Planning & Execution:

  • Lead the planning, execution, and closeout of capital projects across residential assets, ensuring alignment with approved scope, budget, and timelines.
  • Develop project plans, schedules, procurement strategies, and tender documentation.
  • Manage RFIs, SIs, COs, and overall contract administration.
  • Conduct site audits and progress reviews to ensure quality, compliance, and adherence to scope.

Residential Capital Projects:

  • Deliver capital projects including: suite renovations and upgrades, common area and amenity improvements, building system upgrades, SOGR works and lifecycle replacements
  • Coordinate closely with Property Management and Facilities teams to minimize disruption to residents.
  • Support operational readiness and turnover planning post-completion.

Budget & Cost Management:

  • Develop and manage project budgets, forecasts, and cost tracking.
  • Review and administer contracts, change orders, and progress draws within Yardi (or similar systems).
  • Partner with Finance and Asset Management to ensure cost control and financial accuracy.

Stakeholder & Consultant Management:

  • Act as the primary point of contact for internal stakeholders, consultants, and contractors.
  • Lead coordination meetings and manage performance across all project partners.
  • Ensure alignment with Fitzrovia standards, timelines, and expectations.

Risk, Quality & Compliance:

  • Identify and mitigate risks related to cost, schedule, quality, and operations.
  • Ensure compliance with building codes, safety standards, and regulatory requirements.
  • Maintain strong oversight of contractor performance and workmanship quality.

Documentation & Reporting:

  • Maintain accurate and organized project documentation including budgets, contracts, and logs.
  • Provide regular reporting on project status, risks, and financials.
  • Lead project closeout, deficiencies, and turnover to operations teams.

Qualifications and Experience:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • 3–5 years of experience managing residential capital projects (multi-residential preferred).
  • Strong understanding of construction processes, building systems, and project controls.
  • Experience managing multiple projects simultaneously in an operational environment.
  • Proven ability to manage budgets, contracts, and consultant teams effectively.
  • Strong communication, organization, and problem-solving skills.
