Longview is seeking an experienced Facilities Director to provide strategic leadership, management, coordination, department collaboration, and oversight for campus-wide facilities operations, including maintenance, grounds, housekeeping, safety, security, building infrastructure, and physical plant functions for Longview’s 34-acre campus. This role ensures that buildings, systems, and shared environments are safe, clean, reliable, and compliant with applicable regulations and organizational standards.

Reports to: Chief Executive Officer

Classification: Exempt, full-time

Pay: $80,000-$95,000

Schedule: Primarily Monday-Friday, with on-call availability for emergencies

Responsibilities

• Lead campus-wide maintenance, grounds, housekeeping, safety, security, infrastructure, and physical plant operations. Ensure exceptional leadership and that day-to-day operations run smoothly
• Assist, lead, supervise, and evaluate the Facilities Supervisor in coordinating daily staff assignments, workflows, workloads, service quality, apartment turnovers, and operational priorities.
• Develop and maintain preventive maintenance programs, long-range facilities plans, capital improvement strategies, quality assurance and improvement, and emergency preparedness procedures.
• Oversee the safe and reliable operation of HVAC, plumbing, electrical, structural, grounds, surveillance, information technology, and building access systems.
• Serve as Longview’s designated Safety Officer and lead OSHA compliance, inspections, risk-management initiatives, corrective actions, and lead the emergency and regulated disaster preparedness plans, including facility evacuation.
• Ensure compliance with Department of Health requirements and other applicable federal, state, and local laws; coordinate inspections and serve as liaison to regulatory agencies, fire departments, and external partners; ensure all reports are completed.
• Develop and maintain facilities policies and procedures related to safety, infection control, sanitation, and operational standards.
• Prepare and manage facilities and housekeeping budgets, purchasing, capital expenditures, and procurement.
• Solicit and evaluate bids, negotiate and administer vendor agreements, and oversee contractor performance, capital projects, facility upgrades, and repairs.
• Oversee indoor swimming pool operations, including required inspections, water chemistry monitoring, safe operating practices, and certification compliance.
• Ensure consistent cleanliness, sanitation, and infection-control standards throughout the campus.
• Assist with training, coaching, evaluation, and corrective action with staff in collaboration with the Facilities Supervisor, while promoting teamwork, accountability, and effective communication.
• Coordinate and assist with campus snow removal during winter months and severe weather.
• Provide 24/7/365 on-call leadership for facility emergencies and direct the response to system failures, safety incidents, and operational disruptions.
• Participate in leadership meetings, board committees, organizational planning, and cross-departmental initiatives that support resident experience, safety, and operational effectiveness.
• Ensure all residents, families, and staff receive high quality of services in a caring and compassionate atmosphere that recognizes individual needs and rights.
• Perform other duties as assigned.

• At least 21 years of age and a valid driver's license.
• An Associate's degree or higher in facilities management, engineering, business administration, or a related field is preferred.
• At least seven years of experience in facilities management, building operations, or a related field is preferred.
• At least five years of supervisory or leadership experience in facilities, maintenance, environmental services, or related operations is preferred.
• Pool operator certification and first aid/CPR certification within 6 months of hire.
• Applicable knowledge of OSHA regulations, Department of Health requirements, facility safety, risk management, and regulatory compliance.
• Proven experience as a strong leader in facilities, works in a team environment, navigating competing priorities, development of procedures, working in a regulatory environment, budgets, strong communication, operate effectively in high pressure situations, proficiency with standand business and operational software tools, and leverage data and metrics.
• Completion of post-offer pre-employment physical and paperwork required.
