Position Overview
This role serves as the primary estimator for fire sprinkler tenant improvement (TI), retrofit, remodel, and light commercial projects within the Sprinkler Division. Responsibilities include reviewing project information, performing site walks, developing accurate scopes of work, preparing material and labor takeoffs, and producing detailed proposals that align with AAA Fire standards.
This position requires strong technical knowledge of fire sprinkler systems, the ability to understand field conditions, and strong communication with customers, general contractors, design teams, technicians, and internal support staff. The estimator will support division growth by providing accurate, timely, and professional estimates for sprinkler system modifications and upgrades.
This role is focused on estimating and preconstruction support. Project management and field execution responsibilities will be handled by the appropriate project management, coordination, and field leadership teams after award.
Key Responsibilities:
Estimating & Scoping
- Review construction drawings, specifications, as-builts, inspection reports, deficiency lists, and jurisdictional requirements to understand project scope.
- Monitor bid board websites and identify and bid opportunities that align with AAA Fire’s scope.
- Conduct onsite inspections and site walks to verify existing conditions, gather measurements, and confirm project requirements.
- Develop detailed material and labor takeoffs for TI, remodel, retrofit, and light commercial sprinkler projects.
- Prepare accurate cost estimates, scope narratives, exclusions, clarifications, and proposals following company standards.
- Break down all estimate components, including labor, materials, equipment, subcontractors, permits, design, overhead, and other project costs.
- Price change order requests, revisions, alternates, and add/deduct scopes with timely turnaround.
- Coordinate with the Design team to review layout impacts, hydraulic considerations, permit requirements, and bill of materials.
- Review field notes, photos, reports, and existing system information to produce complete and accurate estimates.
- Identify scope gaps, access concerns, schedule constraints, phasing requirements, and potential conflicts before proposal submission.
- Maintain organized estimate files, proposal records, historical pricing, vendor quotes, subcontractor quotes, and cost documentation.
- Support awarded project handoff by providing clear scope summaries, estimate breakdowns, assumptions, exclusions, and relevant project information to the operations team
Customer & Stakeholder Engagement
- Meet with customers, general contractors, property managers, and internal team members to review scope, walk sites, and clarify project expectations.
- Build and maintain strong working relationships through reliable communication, accurate proposals, and professional follow-through.
- Communicate scope questions, clarifications, exclusions, and assumptions clearly during the estimating process.
- Identify opportunities for additional scope, system improvements, future TI work, or related sprinkler service needs when appropriate.
- Support long-term customer relationships consistent with AAA Fire values.

- Salary Range $85k-100K DOE + Incentives
- This is a safety sensitive position and will be subject to post accident, reasonable suspicion or contract required drug testing.
- Minimum of 5 years of experience in fire sprinkler estimating, design, installation, project coordination, or related sprinkler field experience.
- Strong knowledge of NFPA 13, 13R, 13D, 14, 20, 24, 25, and local jurisdictional requirements.
- Ability to read and interpret architectural, mechanical, civil, fire sprinkler, and fire protection drawings.
- Ability to perform detailed labor and material takeoffs from plans, field conditions, and project documents.
- Proficiency with Microsoft Office; familiarity with Bluebeam or similar takeoff tools preferred.
- Experience with estimating or design platforms such as HydraCAD, SprinkCAD, AutoSPRINK, or equivalent preferred.
- Strong verbal and written communication skills.
- Strong organizational skills with the ability to manage multiple estimates, deadlines, and priorities at the same time.
- Comfortable conducting field site walks, taking measurements, documenting existing conditions, and evaluating sprinkler system requirements.
- NICET certification in Water-Based Layout, ITM, or related certification preferred, or willingness to pursue certification.
- Valid driver’s license and clean driving record.
