Apartment Porter / Groundskeeper in Clute, Texas at HK Property Management California Inc

We are seeking a dependable and hardworking Porter / Groundskeeper to help maintain the cleanliness, appearance, and general upkeep of our apartment community. This position is responsible for daily trash removal, maintaining the property grounds and pool area, and completing basic maintenance work orders/tickets.

Job Responsibilities

Pick up and remove trash throughout the property daily

Empty property trash cans and maintain dumpster areas

Walk the entire property regularly and pick up litter and debris

Keep sidewalks, parking areas, breezeways, stairways, and common areas clean

Maintain the pool and pool area, including keeping the pool deck clean and free of trash

Perform routine pool cleaning and upkeep as assigned

Sweep, blow, and pressure wash exterior areas when needed

Help keep landscaping and grounds presentable

Remove trash and debris from vacant units during make-readies

Complete assigned maintenance work orders/tickets

Perform minor plumbing repairs, such as replacing faucets, toilet components, showerheads, and addressing minor leaks or clogs

Perform minor electrical repairs, such as replacing light bulbs, switches, outlets, fixtures, and other basic electrical items when qualified and permitted

Perform other small repairs around the property, including doors, locks, cabinets, screens, hardware, drywall touch-ups, and similar items

Assist the maintenance team with apartment make-readies and general repairs

Report major maintenance issues, leaks, electrical problems, property damage, or safety hazards to the Maintenance Supervisor or Property Manager

Maintain tools, equipment, and work areas in a clean and organized condition

Make sure the property maintains a clean, professional, and welcoming appearance at all times

Physical Requirements

This is an active, hands-on position. The employee must be able to:

Walk and stand for extended periods

Work outdoors in hot, cold, and changing weather conditions

Bend, kneel, climb stairs, push, pull, and reach

Lift and carry trash bags, tools, equipment, and maintenance materials

Perform repetitive physical tasks throughout the workday

Safely use basic hand and power tools

Qualifications

Dependable and punctual

Strong work ethic

Able to work independently and complete assigned tasks

Comfortable working outdoors

Basic knowledge of general plumbing, electrical, and property repairs

Ability to complete and close assigned maintenance work orders

Previous apartment maintenance, groundskeeping, porter, or similar experience preferred

Pool maintenance experience is a plus

Must follow all company safety procedures and applicable licensing requirement
