Position Overview
The Operations and Asset Management Analyst supports the performance of a large residential apartment community by managing reporting, analyzing operational data, and helping ensure accountability across systems, vendors, and workflows.
This role is not a traditional property management or people-management position. Instead, it is designed for an analytical, curious professional who wants to understand how a real estate asset operates, identify inefficiencies, and help leadership make better, data-driven decisions.
This is an ideal role for an early-career candidate interested in real estate asset management, operations, or finance, with a long-term growth path as the portfolio expands.
This role focuses on visibility, accountability, and insight, not managing staff or resident issues.
Key Responsibilities
Reporting, Analysis and Operational Insight
- Prepare weekly and monthly reports for leadership meetings (including L10s and operational reviews)
- Track key operational metrics and identify trends, delays, or inconsistencies
- Analyze rent collections, vacancy trends, unit turns, and revenue performance
- Support leasing volume analysis, budgeting, forecasting, and variance reviews
- Study market and property-level performance data to support asset strategy
- Ask “why” when results don’t align with expectations and flag issues proactively
Operations and Process Improvement
- Monitor unit turns, maintenance workflows, and move-in readiness
- Identify operational bottlenecks and recommend improvements across leasing, maintenance, and resident processes
- Assist in developing and refining long-term operational improvement plans
- Ensure work orders and operational tasks are properly followed up and closed
Systems and Records Accountability
- Ensure consistent and accurate documentation within AppFolio and related systems
- Perform regular data integrity checks and audits
- Maintain clean, complete, and up-to-date records that leadership can rely on
- Support accountability by ensuring reporting reflects reality on the ground
Vendor and Partner Coordination
- Track third-party vendor activity to ensure work is completed as scheduled
- Help manage vendor documentation, pricing, and performance tracking
- Support leadership in evaluating vendor effectiveness and cost efficiency
- Assist in building relationships with external partners (leasing partners, service providers, community organizations)
Administrative and Cross-Functional Support
- Ensure operational and administrative workflows stay on track
- Follow up on open items and action plans as needed
- Provide data-driven insights to ownership and leadership to improve NOI and asset performance
- Collaborate closely with asset management leadership while maintaining independence from day-to-day staff management
Qualifications
- Bachelor’s degree required (Finance, Real Estate, Business, Economics, Management, or related field preferred)
- 0–3 years of experience in operations, analytics, reporting, or administrative roles
- Exposure to property management, real estate, or asset operations is a plus
- Familiarity/Knowledge with AppFolio or similar property management software a plus
- Strong analytical and organizational skills
- Comfortable working with reports, dashboards, and operational data
- Detail-oriented with strong follow-through
- Curious, proactive, and comfortable asking thoughtful questions

Schedule and Location

- Occasional travel for training or leadership meetings
