MAIN FUNCTION:

Perform a variety of duties in the routine maintenance of the hospital physical plant and associated equipment, as required, to maintain a healthy and comfortable environment for patients and employees of the hospital.

REPORTS TO: Dir Engineering

DUTIES AND RESPONSIBILITIES

  1. Maintains productivity and quality through knowledge and appropriate application of skills associated with job function.
  2. Perform general testing and troubleshooting of various systems.
  3. Read blueprints, parts manuals and other information to perform job or make repairs.
  4. Makes general repairs to portions of the building's HVAC systems.
  5. Makes general repairs to portions of the building's plumbing systems.
  6. Makes general repairs to portions of the building's medical gas systems.
  7. Makes general repairs to portions of the building's structural systems.
  8. Makes general repairs to portions of the building's pneumatic temperature control systems.
  9. Makes general repairs to portions of the building's steam generation, central plant systems, hydronic systems, domestic hot and cold water, and associated systems equipment.
  10. Makes general repairs to portions of the building's electrical power distribution systems, electronic equipment and systems, telephone and IT cabling.
  11. Makes general repairs to portions of the building's masonry elements.
  12. Makes general repairs to most of the building's doors and hardware systems.
  13. Makes general repairs to some clinical and non-clinical equipment patient care equipment.
  14. Makes general repairs to building finishes and flooring.
  15. Expedites and schedules plumbing hardware, med. gas supplies and equipment for capital projects before needed for job and schedules delivery so as to not hold up job.
  16. May assist with fire drills at all hospital facilities, fire alarm, sprinkler and Kitchen ansul system testing and record keeping. p) Assists as needed in capital projects.
  17. Check for and obtain supplies necessary to complete job before starting it; requisition time estimates and each start and stop of a work session on the computer.
  18. Clean up job site, shop and other work areas used.
  19. Establish and maintain adequate inventory of spare parts assigned by routine to this position. Establish inventory records and inventory location for parts likely to be reordered.
  20. May assist Perform with locksmith duties.
  21. Minor nurse call repair and patient TV's.
  22. Meets or exceeds customers’ expectations and job satisfaction through adherence to department policy.
  23. Prioritize assigned work orders, following established department guidelines in prioritizing work or as directed by Department Director.
  24. Begin assigned stat work orders immediately upon being assigned and complete no later than end of workday assigned, unless parts or other extenuating circumstances prohibit completion.
  25. Completes all other work in a timely manner
  26. Complete all assigned preventive maintenance work orders by end of the month assigned.
  27. Coordinates job with affected departments. Always respects patient’s privacy.
  28. Anticipates and understands the needs of the customer (both external and internal). Delivers products and services that meet or exceed the customer's expectations and needs.
  29. Fully restore all aspects of repair or improvement not directly related to repair or improvement but disturbed or otherwise changed as a result of repairs.
  30. Assures fiscal responsibility of the service line
  31. Select the best equipment and most efficient methods to maximize productivity and minimize costs.
  32. Prioritize work in such a way that if there are daily cost implications in delaying work, that such work gets first consideration above all other work. Discuss any such work with Department Director.
  33. Check for and obtain supplies necessary to complete job before starting it; log time estimates and each start and stop of a work session on the computer.
  34. Assures the Safety of Patients, Visitors and staff
  35. Ensures all safety measures are implemented and adhered to at all times by self and co-workers, such as but not limited to the wearing of hard hats, earmuffs, safety glasses, face shields and other personal protective equipment, power tools, scaffold, fall protection and respiratory protection.
  36. Cleans up job site, shop and other work areas used, daily or more frequently as required to maintain a safe work environment.
  37. Follows all department and hospital wide safety policies
  38. When working in negative pressure work sites, follows established procedures for negative pressure work sites. Ensures adequate dust barriers and infection control procedures are in place at all times.
  39. Ensures all assigned Joint Commission and State Health Department documentation is up to date and available at all times. (Requires familiarity with JCAHO and DOH standards)
  40. Adheres to other non-specific elements related to this job function
  41. Adhere to all New York State traffic laws and provisions while driving for hospital business and report to the department director/supervisor any on-duty traffic violations or infractions incurred.
  42. Perform all periodic routines assigned to the job classification per department policies and procedures.
  43. Perform other duties as directed by the Director of Engineering Services
  44. Respond to Hospital Codes as assigned.

CONTACTS: Equipment and materials manufacturers, engineers, contractors, department heads, supervisors, hospital staff, physicians and visitors.

PHYSICAL DEMANDS: Lifting up to 80 pounds, moving up to 250-pound chemical drums. Walking and sitting; crawling and standing most of the day. Stoops and climbs frequently. Handle and manipulate tools and equipment. Climbs ladders up to 40 feet in length.

Occasionally may be required to work long hours in event of emergency.

WORKING CONDITIONS/HAZARDS: Exposed to extreme hot and cold temperatures. Works outside infrequently. Works in cramped spaces, snow or salt. Exposed to sawdust, grinding dust, hazardous materials, steam, caustic dust, sharp projections, power tools, electrical shock, hot water, welding sparks, fumes, explosive gases, burns and scalding's, noise, odors, garbage and slippery conditions.

PERSONAL PROTECTIVE EQUIPMENT REQUIREMENTS: The following personal protective equipment has been identified as being required for meeting elements of this job description among others:

Requirements:

EDUCATION: Technical background in areas of plant maintenance and systems required. Valid New York State driver’s license required.

EXPERIENCE: Knowledge of carpentry, plumbing, electrical, heating and ventilation and air conditioning, troubleshooting and repair required. Healthcare experience preferred. Two years driving experience required.
