Job Summary:

The Community Association Manager (Portfolio) is responsible for managing a portfolio of developer- and owner-controlled community associations throughout the Tampa/Lakeland market. This position serves as the primary point of contact for developers, board members, homeowners, vendors, and other community stakeholders while ensuring effective community operations, compliance with governing documents and applicable regulations, sound financial management, and exceptional client service.

Supervisor Responsibilities:

  • May provide functional oversight and direction to vendors, contractors, and community service providers. This position does not currently have direct employee supervisory responsibilities.

Duties/Responsibilities:

  • Manage a portfolio of community associations, serving as the primary point of contact for board members, homeowners, and vendors.
  • Ensure compliance with governing documents, including covenants, conditions, and restrictions (CC&R), bylaws, and state regulations.
  • Attend and facilitate board meetings, prepare meeting agendas, and provide support to board members as needed.
  • Oversee financial management, including budget preparation, invoice processing, and financial reporting.
  • Coordinate maintenance and repairs for common areas, facilities, and amenities within the communities.
  • Develop and maintain positive relationships with homeowners, addressing their concerns and inquiries in a timely and professional manner.
  • Negotiate contracts and manage vendor relationships to ensure quality services and cost-effectiveness.
  • Implement and enforce community policies and rules, including architectural guidelines and compliance procedures.
  • Collaborate with internal teams to deliver exceptional service and support to community associations.
  • Stay current on industry trends, regulatory changes, and best practices in community association management.
  • Perform other job-related duties as directed by upper management.
Compensation & Benefits
  • Salary range: $65,000–$75,000 annually, based on experience

Requirements:

Required Skills/Abilities:

  • Strong knowledge of Florida statutes governing community associations.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with developers, board members, homeowners, vendors, and other stakeholders.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong working knowledge of community governing documents, rules, and regulations.
  • Proven ability to develop and maintain effective working relationships with residents, board members, developers, and vendors.
  • Ability to manage multiple communities, priorities, and deadlines with a high level of organization and professionalism.
  • Strong leadership, problem-solving, and decision-making skills.
  • Valid driver's license, reliable transportation, and ability to regularly travel between assigned communities.
  • Must reside within or near the Tampa/Lakeland market.

Education and Experience:

  • Active Florida Community Association Manager (CAM) license required.
  • Minimum of 2–4 years of community association management experience preferred.
  • Prior experience managing developer-controlled communities required.
  • Experience managing multiple communities within a portfolio strongly preferred.
  • Experience working with both developer- and owner-controlled communities preferred.
  • Bachelor's degree in Business Administration, Real Estate, or a related field preferred.

Physical Requirements and Working Conditions:

  • Work is performed in both indoor and outdoor community environments.
  • Regular local travel between assigned communities throughout the Tampa/Lakeland market is required.
  • Ability to work occasional evenings and weekends as community and board needs require.
  • Prolonged periods of sitting, driving, working at a computer, and talking on the phone.
  • Must be able to lift up to 25 lbs. at a time.
