Job Description

Position Title:

Village Director of Leasing

Summary of Role:

The Director of Leasing is responsible for development, implementation, execution, training, and analysis of marketing and leasing programs for the site-specific student Village.

Reports to:

Village General Manager

Direct Reports:

None

Relationships:

Liaises with Village staff and Corporate Marketing.

Builds strong relationships with University Partners.

Develops connections with community groups.

Travel:

This role will be based in the Village and will not usually require business travel.

Authorities:

Work within approved, Delegation of Authority

Key Accountabilities

Marketing

Understands the ground lease compliance guidelines and obligations that both the university and CLV mustcomply within relation to marketing and occupancy.Understands competition and market for increase in sales. Creates, writes, and implements Village marketing plans.Actively implements aggressive marketing techniques and plans to achieve a closing ratio of 100% and secure 100% leasing.Coordinates the maintenance of a database (StarRez) of prospective residents.Coordinates marketing mailings to prospective residents.Analyses and interpretstraffic demographics and respondsto markettrends.Participates and conducts market competition surveys.Actively seeks out and developsrelationships with campus departments and other business partners / co-vending opportunities regularly.Presents programs and set up displays atUniversityfunctions.Maintains andupdateinformation on social media outlets.Maintains andupdate websitethrough content managementsystemregardingall property information including specials, rates, and other vital information that communicates to customers and stakeholders.Compiles andsubmitsall required CLV reports within the requestedtime frames.

Leasing

Maintains traffic logs of tours, telephone calls, information requests, etc.Conducts effective sales presentations and personalized sales tours providing leasing information for groups and individuals visiting the property or requestingour attendanceto provide information to their groups.Responds to leasing information requests from departments on campus.Conducts or supervises the completion of follow-up techniques on every prospect.Demonstrates a proventrack recordshowinganability to develop andmaintainrelationships with customers and results in improved occupancy.Monitors and reacts to weekly occupancy and leasing reports and statistics.Trains professional and student staff in marketing/leasing initiatives.Executes designs and interprets model display unit per CLV brand guidelines.Skills, Experience and Qualifications Required

Technical & Personal Skills

Proficiencyin Microsoft Office programs.ProficiencyinStarRez.Strong understanding of Social Media marketing campaigns.Exceptional internal and external relationship and stakeholder management, communication, and interpersonal skills.A proactive and self-motivated approach with the ability to solve problems, improve system and procedural efficiency and effectiveness.A team player attitude with a willingness to be flexible and the ability to work independently or as part of a team.Ability tomaintainprofessional demeanour, consistency, and accuracy of work at times of high volume and tight deadlines.Possess strong intellectual curiosity and ownership ofwork-product.

Experience & Qualifications

Three (3) years of full-time professional experience in multi-family housing orprivatizedstudent housing marketing & leasing preferred. Two (2) full yearsof supervisory experience preferred.Three (3) years of management experiencerequired.BA or BS with focus on communication: Advertising/Marketing or other applicable concentration.
