About This Position

About the Role

We are seeking an experienced Multifamily Portfolio Manager to oversee a portfolio of apartment communities totaling approximately 200–500 units. This role is responsible for driving operational excellence, financial performance, and resident satisfaction across multiple communities while leading and supporting on-site teams.

The ideal candidate is a strong operator and people leader who understands what drives NOI, occupancy, and resident retention—and isn’t afraid to be hands-on when needed.

Our Culture & Values

At Elm Grove Companies, our values aren’t just words — they’re how we work every day. We lead with Respect, collaborate through Synergy, take Accountability for our actions, show up with Dependability, and embrace a Growth Mindset in everything we do.

We expect every team member to live these values daily — in how they communicate, solve problems, and support one another. We offer freedom to think, create, and contribute without micromanagement, and we hold each other to a high standard of ownership and integrity.

If these values align with how you work and who you are, we want to talk with you.

What You’ll Do

  • Oversee the day-to-day operations of multiple multifamily apartment communities

  • Lead and support on-site teams, including Property Managers, Leasing Consultants, and Maintenance Supervisors

  • Drive financial performance through budgeting, forecasting, rent optimization, and expense control

  • Review monthly financials, rent rolls, variance reports, and KPIs

  • Monitor leasing velocity, occupancy, renewals, and resident retention

  • Conduct regular property inspections focused on curb appeal, unit turns, and maintenance standards

  • Ensure compliance with Fair Housing laws, local regulations, and company policies

  • Manage vendor relationships, capital projects, and value-add initiatives

  • Serve as the primary point of contact for ownership, providing clear reporting and strategic recommendations

  • Handle escalated resident concerns and risk-related matters

What We’re Looking For

  • 4–7+ years of multifamily apartment management experience

  • Proven experience overseeing 200–500 units across one or multiple communities

  • Strong understanding of multifamily financials and NOI drivers

  • Demonstrated leadership experience managing on-site teams

  • Knowledge of Fair Housing laws and multifamily best practices

  • Proficiency with property management software (Yardi, AppFolio, RealPage/OneSite, Buildium, or similar)

Preferred Qualifications

  • CAM, CPM, or similar industry designation

  • Experience with stabilized or value-add multifamily assets

  • Bachelor’s degree in Business, Real Estate, Finance, or a related field

What We Offer

  • Competitive salary based on experience

  • Performance-based bonus potential

  • Health, dental, and vision insurance

  • Paid time off and paid holidays

  • Professional development and growth opportunities

Why Join Us

  • Manage a right-sized portfolio where your work directly impacts performance

  • Collaborate with engaged ownership and leadership

  • Join a growing company with opportunities for advancement

  • Work in an environment that values accountability, professionalism, and resident experience

Interested candidates are encouraged to apply with a resume outlining relevant multifamily experience.
