Pay Range: $32.00 - 34.00 /hr.
Full-Time | 40+ Hours Per Week | On-Call Rotation May Be Required

The successful candidate for this position will possess the skills and aptitude for the following tasks:

  • Develop a complete understanding of company policies and the Employee Handbook
  • Electrical- perform routine electrical repairs such as wiring, fuses, fixtures, and sockets, and repair/install/service HVAC systems
  • Plumbing- perform routine plumbing repairs such as: replace/repair/service water heaters, clear drain lines, replace broken pipes-worn out washers- gaskets and or faucets- and floats
  • Carpentry- perform routine carpentry repairs such as kitchen cabinets, window screens/glass, door locks, and plaster/drywall
  • Mechanical- perform routine mechanical repairs such as repair/diagnose all significant appliances, operating mower, snow blower, drill, and other needed power tools
  • Other unskilled tasks such as interior and exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, tree/shrub trimming, debris removal, snow removal, and other landscaping duties
  • Inventory- identifying, cataloging, and procuring necessary materials used in maintenance operations
  • Basic troubleshooting and routine maintenance
  • Vendor Management and scheduling
  • Respond to all on-call emergencies. Contact resident within 15 min of receiving a call and provide ETA not to exceed 1 hour
  • Respond to all maintenance requests within 24 hours
  • Work order management and quality control/ have experience with mobile facilities plus
  • Maintain make-ready board both onsite as well as within RealPage

Position Requirements:

  • High school diploma or equivalent.
  • Ability to move/lift to 75 pounds as needed
  • Speak, read, and write Basic English
  • May be required to meet specific certifications in the field
  • Minimum three years experience in the field or related area
  • Should have direct knowledge of HVAC, boilers, plumbing, electrical, appliance repair, painting/sheetrock, floor covering/tile, pool cleaning, and repairs. (HVAC certification is required as it applies to any HVAC responsibilities)
  • Required to be on call as necessary
  • Availability to work evenings and weekends according to the business needs of the company
  • Knowledge of a variety of the field’s concepts, practices, and procedures
  • Requires a certain degree of creativity and latitude
  • Employee must be able to perform the essential functions of this position with or without reasonable accommodation
  • Have a valid driver's license as well as reliable transportation to report to and from work
  • Successfully pass both a criminal and drug screen testing

Experience:

  • Maintenance: 2 years (Required)

License/Certification:

  • Driver's License (Preferred)
  • EPA Certification (Required)

Work Hours & Location Requirements

  • This position requires full-time, on-site presence at our Independence, MO property.
  • The standard schedule is Monday – Friday, 8:30am to 5:30pm.
  • Some evening, weekend, and on-call work may be required
  • Occasional travel to nearby properties, vendors, or supply locations as needed
