The Preconstruction Manager will lead the planning and development activities that establish the foundation for successful construction projects.
This role oversees a team of Preconstruction Specialists, Preconstruction Engineers, and CAD/BIM modelers while coordinating closely with estimating and production teams.
You will guide projects from conceptual planning through construction handoff, ensuring accurate budgets, schedules, scopes, and risk assessments.
The position combines technical expertise, commercial judgment, team leadership, and stakeholder management in a fast-paced construction environment.
You will work directly with clients, architects, engineers, subcontractors, vendors, and internal teams to develop effective execution strategies.
Success in this role requires a strong focus on safety, process discipline, cost optimization, and high-quality project documentation.

- Lead and manage a team of Preconstruction Specialists, including Preconstruction Engineers and CAD/BIM modelers.
- Oversee all preconstruction activities, including project planning, budgeting, work breakdown structure (WBS) creation, bill of materials (BOM) development, specification validation, scheduling, and risk assessment.
- Develop accurate conceptual and final estimates in collaboration with the Estimating team, identifying cost-saving alternatives and providing comprehensive risk analyses.
- Lead the bid process, including subcontractor solicitation, scope definition, vendor negotiations, and bid evaluation.
- Coordinate preconstruction efforts from conceptual design through construction handoff across a variety of project types.
- Collaborate with clients, owners, architects, engineers, estimators, production teams, and other stakeholders to establish project scope and effective execution strategies.
- Ensure appropriate documentation is completed and facilitate a clear, accurate handoff from preconstruction to Production teams.
- Apply standardized preconstruction processes and tools to maintain consistency, quality, and accountability throughout project development.
- Ensure projects comply with applicable internal processes, regulations, standards, and client requirements.
- Promote a strong safety culture by following established worksite safety policies and procedures and reinforcing safe practices across the team.
- Identify project risks early and develop mitigation strategies that support successful project execution.

- Bachelor’s degree in Management, Construction, Engineering, Architecture, or a related field; equivalent professional experience may be considered.
- 6+ years of experience in preconstruction, estimating, project management, or a closely related construction discipline.
- Proven experience developing detailed conceptual and hard-bid estimates from initial design through construction handoff.
- Demonstrated experience leading preconstruction activities and collaborating with owners, architects, estimators, engineers, and project teams.
- Strong understanding of construction processes, including estimating, procurement, scheduling, permitting, and construction startup.
- Familiarity with standardized preconstruction processes and tools, including project execution checklists and related controls.
- Strong project planning, budgeting, estimating, negotiation, risk assessment, and organizational skills.
- Ability to lead and develop multidisciplinary teams while managing multiple priorities and deadlines.
- Strong communication and relationship-building skills with internal and external stakeholders.
- Ability to identify cost efficiencies, evaluate risks, and make sound decisions throughout the preconstruction lifecycle.
- Commitment to workplace safety and the ability to consistently follow company and client safety requirements.
- Preferred certifications include OSHA 30-Hour Construction Certification, Certified Professional Estimator (CPE), Project Management Professional (PMP), or LEED accreditation.
- Ability to work effectively in both office and construction-site environments and perform the physical activities required for the role, including standing, walking, climbing ladders, and working in confined spaces.
- Ability to regularly lift or move up to 40 pounds and frequently lift or move up to 25 pounds, as required by project conditions.
- Ability to operate equipment such as scissor lifts, telehandlers, boom lifts, or UTVs when required.
