Job Title: Helper A (Assistant)

Reports To: Chief Engineer

Job Overview:

The Helper Assistant reports directly to the Chief Engineer (Head Janitor). While specific responsibilities will vary based on location, the Helper Assistant Perform routine building maintenance duties, including painting, minor electrical repairs, plumbing, carpentry, and heating, ventilation systems maintenance along with various janitorial procedures.

Primary Responsibilities

· Completes assigned work orders directed by Chief Engineer or Property Manager.

· Replaces lightbulbs inside and out of property as needed.

· Maintains vacant units-keeping the plumbing fixtures, refrigerators and gas or electric ranges clean, and as often as may be necessary to keep the premises in presentable condition for rental.

· Clean building floors by sweeping, mopping, scrubbing, or vacuuming. (including party rooms, swimming pools, locker rooms, laundry rooms, etc.).

· Vacuum carpet, spot clean, shampoo and extract on an assigned basis.

· Clean and dust furniture, blinds and other surfaces, monitor and maintain interior plants.

· Service, clean, disinfect restroom and restock soap and paper dispensers.

· Putting all ashes and other refuse into the receptacles provided by the premises for waste removal.

· Respond, correct, or report safety hazards, or issues while monitoring and cleaning common areas inside and out of building to prevent accidents. Report all accidents to Manager per state and Federal guidelines.

· Maintain awareness of safety programs, requirements, and be diligent in preventing.

· Follow procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and fixtures.

· Notify managers concerning the need for major repairs or additions to building operating systems.

· Set up, and arrange furniture and equipment to prepare facilities for events.

· Record supply inventory as directed and inform management when cleaning supplies are low.

· Waste removal and proper disposal of waste and recycling materials.

· Notify the manager of supplies and equipment needed for cleaning and maintenance duties.

· Participates in shoveling and removal of snow, ensuring areas are salted and clear during winter season.

· Change locks and make keys

· Assist in moving abandoned furniture and other appliances to dumpster when necessary.

Tenant Relations

· Provides timely, attentive, upbeat service to residents, and making sure their needs are met or explained in a manner that reflects positively on the company or business.

· Reacts quickly to emergency maintenance issues from tenants as guided by Chief Engineer.

Other Duties:

· Ensure compliance with Peak Properties company policy, as well as federal and local regulations.

· Attend Peak meetings and/or connect with other Peak employees to share best practices.

· Abides by the Federal Occupational Safety and Health Act, or any Federal, State or Local rules or regulations.

· Uses and maintains safety equipment in accordance with the provisions of the Personal Protective Equipment Standard.

· Maintains yearly certifications outlined by union and fair housing provisions, preventing harassment courses per Federal, State, or Local laws.

· Assist in moving abandoned furniture and other appliances to dumpster when necessary.

· Additional duties as assigned by Management.

Qualifications:

· 2 years’ experience in janitorial and building maintenance knowledge.

· High school diploma or GED.

· Knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems (including relevant equipment and tools) is a plus

· Other Certifications/licenses as may be required by Union, local or state jurisdictions.

· Universal CFC certification preferred.

· Competence with and/or desire to learn and use systems/tools (Yardi, Outlook).

· Must be detail-oriented and a motivated self-starter.

· Must have the ability to work independently.

· Communicate effectively both orally and written.

· Working knowledge of computers and automated systems

· Must be reliable and responsible and maintain good attendance.

· Must have ability to work in a team environment.

· Must enroll in SEIU Local 1 and complete required training program.

Availability and Work Hours:

· 40-hour work week and the ability to work a flexible schedule for evening, weekend, and holiday coverage.

· Occasional overtime as needed

· Tuesday - Saturday 9am - 5:30pm

Physical Requirements:

· Required to lift, carry, walk, sit, push, pull, climb ladders, bending, twisting and climbing stairs.

· Ability to be on your feet for the majority of the shift, repetitive and repeated hand and arm motions and the ability to lift and/or carry up to 51 pounds a must.

· Must possess the ability to see and hear at normal levels.

· Must abide by OSHA safety guidelines or any Federal, State or Local rules or regulations.
