Job Description

Property Management Coordinator

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Property Management Coordinator based in Brazil.

As a Property Management Coordinator, you will play a central role in keeping a diverse residential and commercial property portfolio running smoothly. You’ll act as a key connection point between tenants, property owners, vendors, and the broader property management team. Your responsibilities will span tenant communication, maintenance coordination, lease renewals, property records, reporting, and operational follow-up. This is a fully remote position within a collaborative international team, offering significant autonomy and ownership over your work. Success in the role means keeping information accurate, deadlines on track, and issues moving toward resolution without constant supervision. You’ll have the opportunity to work with modern property management technology while developing your real estate and operational expertise. As the portfolio continues to grow, strong performers can access opportunities for increased responsibility and career advancement.

Accountabilities:
  • Respond promptly and professionally to tenant, owner, and vendor inquiries through phone, email, and text.
  • Support lease renewal processes by coordinating communications and ensuring important deadlines are met.
  • Monitor rent payments, send payment reminders, and follow up appropriately with delinquent tenants.
  • Manage maintenance requests from initial intake through resolution, ensuring progress is tracked and stakeholders receive timely updates.
  • Coordinate property turnovers, including vendor communication, inspections, and unit-readiness activities.
  • Conduct pricing comparisons and support basic market analysis to inform leasing strategies.
  • Maintain accurate and up-to-date tenant, property, maintenance, and operational records using platforms such as AppFolio and Google Sheets.
  • Prepare and review reports related to maintenance, turnovers, tenant satisfaction, and portfolio activity.
  • Follow established processes, policies, and compliance requirements consistently.
  • Take ownership of tasks independently, ensuring that important details, follow-ups, and deadlines do not fall through the cracks.
Requirements
  • Fluent Spanish and English, with strong written and verbal communication skills in both languages.
  • Highly responsive, dependable, and organized, with strong time-management and prioritization abilities.
  • High level of integrity and a consistent commitment to accurate, reliable work.
  • Comfortable working independently in a fully remote environment with minimal supervision.
  • Calm and solutions-oriented when managing multiple priorities or unexpected issues.
  • Customer-focused approach with the ability to communicate professionally and empathetically with tenants, owners, and vendors.
  • Strong technical aptitude and the ability to learn new software, systems, and workflows quickly.
  • Familiarity with lease agreements and basic property management or real estate processes.
  • Previous experience in property management or real estate is preferred.
  • Familiarity with AppFolio, LeadSimple, Gmail, Google Sheets, or similar property management and productivity tools is an advantage.
  • Reliable internet connection and a quiet, professional home-office environment.
Benefits
  • Compensation of $11 USD per hour, depending on experience.
  • 6% annual bonus potential, paid quarterly.
  • Fully remote work with flexibility to work from Brazil.
  • Paid time off.
  • Paid company holidays.
  • Hands-on training and coaching from experienced real estate professionals.
  • Opportunities to develop property management, real estate, and operational expertise.
  • Career advancement opportunities as the portfolio and business operations grow.
  • Opportunity to collaborate with an international, high-performing remote team.
