Position Description: Department: Operations
Reports To: Regional Manager
Job Overview:
The Property Manager is responsible for overseeing the daily operations of an apartment complex or community, ensuring efficient management of all property functions, and maintaining a positive living environment for residents. This role includes managing leasing activities, maintaining property standards, handling financial operations, and leading a team of on-site staff.
Key Responsibilities:
Property Operations:
Oversee the daily operations of the apartment complex, ensuring all systems are functioning efficiently, and maintaining the property in excellent condition.
Address resident concerns and requests promptly and professionally.
Monitor and enforce lease agreements and community policies.
Leasing and Marketing:
Lead leasing efforts, including showing available units, processing applications, and coordinating move-ins and move-outs.
Develop and implement marketing strategies to increase occupancy rates.
Conduct market surveys to stay competitive and adjust rental rates accordingly.
Financial Management:
Prepare and manage budgets, track expenses, and ensure financial goals are met.
Collect rent payments and manage delinquency.
Process and approve invoices, oversee vendor contracts, and manage propertys financial performance.
Prepare and submit monthly financial reports to the regional or district manager.
Team Leadership and Staff Management:
Hire, train, and supervise on-site staff (maintenance, leasing agents, etc.).
Conduct regular performance evaluations and provide ongoing training and development.
Ensure adherence to company policies and safety protocols.
Maintenance and Upkeep:
Oversee routine property maintenance and coordinate emergency repairs.
Conduct regular inspections of units and common areas to ensure safety and cleanliness.
Manage vendor relationships for maintenance, cleaning, and landscaping services.
Resident Relations:
Foster a positive community environment by promoting resident engagement and satisfaction.
Address resident concerns and complaints in a timely and effective manner.
Organize community events and activities to enhance resident experience.
Qualifications:
Minimum 3-5 years of experience in property management, preferably in multifamily housing.
Strong knowledge of property management software (e.g., Yardi, AppFolio, RealPage).
Excellent communication, leadership, and organizational skills.
Ability to manage multiple tasks and meet deadlines.
Knowledge of Fair Housing laws and other applicable regulations.
Strong financial acumen and budgeting skills.
Ability to resolve conflicts and handle difficult situations with professionalism.
Physical Requirements:
Ability to conduct property inspections, including walking the grounds and climbing stairs daily.
Ability to lift up to 25 lbs and perform light maintenance tasks when necessary.
