About This Position
About the RoleWe are seeking a highly experienced and proactive Senior Property Manager to oversee operations for a premier mixed-use office, retail, and hospitality campus property in Downtown Nashville. This individual will serve as the on-site leader responsible for maintaining institutional-quality standards, optimizing tenant experience, and driving operational excellence. This is a highly visible, on-site role requiring daily presence at the property to ensure operational excellence and tenant engagement.
The ideal candidate brings a strong blend of operational expertise, financial acumen, operational and project budgeting, leasing support capabilities, and project/construction management oversight experience.Key ResponsibilitiesConduct weekly property inspections to ensure the asset meets ownership standardsOversee day-to-day property operations and building performanceDevelop and manage preventative maintenance programs with facilities staffReview, negotiate, and manage service contracts (janitorial, security, HVAC, elevators, landscaping)Lead RFP processes and ensure vendor performance meets expectationsServe as primary tenant contact, ensuring strong relationships and high satisfactionManage tenant billing processes and prepare data for Yardi inputAssist with budgeting, forecasting, and expense monitoringConduct property tours and support leasing effortsDraft LOIs and initial lease documentsManage tenant improvement and capital projects (budgeting, design coordination, permitting, oversight)
Qualifications5+ years of on-site commercial property management experience (Class A office preferred)Bachelor’s degree in Real Estate, Business, Finance, or related field preferredExperience with Yardi or similar property management systemsStrong proficiency in Microsoft Office SuiteWork Environment & Physical RequirementsThis is an on-site role requiring regular, in-person presence at the property; this position does not allow for remote work Must be able to routinely walk the property efficiently, including multiple buildings and outdoor areas, as part of weekly inspections and daily oversight and responsiveness.
