Service Supervisor

Full-Time | On-Call Availability Required | Travel Between Properties May Be Required
Job Overview:
Apartment Services, Inc. is seeking a knowledgeable and hands-on Service Supervisor to lead maintenance operations at one of our residential communities. This role is responsible for supervising the site service team, overseeing building system repairs and upkeep, managing preventative maintenance, and ensuring a high standard of service delivery.
Key Responsibilities:
- Supervise and support the maintenance team in daily operationsTrain, manage, and evaluate service team performanceCoordinate schedules and delegate maintenance tasks effectivelyOversee capital improvement projects with the Regional ManagerInspect property grounds, building systems, vacant units, and fire alarmsPlan and implement preventative maintenance and curb appeal initiativesEnsure timely response to service tickets (within 24 hours)Assist team with completing maintenance work orders as neededMaintain accurate maintenance records and notify management of issuesMaintain compliance with safety regulations, Fair Housing, and company policiesOrder and track maintenance inventory and suppliesOversee unit turnovers to meet quality and timeline standardsEnsure maintenance shop remains clean and organized dailySchedule and manage outside contractors for specialized workMaintain pool, spa, gym, and laundry equipment (where applicable)Secure all property keys and monitor key logsComplete and approve site team payroll using ADPBe available for 24-hour on-call support, responding to calls within 15 minutes and arriving on-site within 30 minutes when necessaryPerform mandatory snow and ice removal during winter weather eventsBring and maintain necessary tools for daily tasksPerform other duties as assigned
Qualifications:
- Strong knowledge of plumbing, electrical, HVAC, and general building systemsSkilled in diagnosing and resolving maintenance issuesExcellent leadership, organization, and time management skillsFamiliar with Microsoft Office; Yardi and ADP experience preferredStrong critical thinking and problem-solving abilities
Requirements:
- High school diploma or equivalentHVAC certification requiredMinimum 3 years of maintenance and supervisory experienceAbility to lift up to 50 pounds and perform physical repair workValid driver’s license is required.Use of a vehicle for the duration of each scheduled shift is mandatory.Must provide current and reliable contact information (phone and email)
