Maintenance Department Manager in Tobyhanna, Pennsylvania at A POCONO COUNTRY PLACE PROPERTY

We are seeking an experienced and dedicated Maintenance Department Manager to oversee the physical operations, infrastructure, and common areas of our Property Owners Association (POA). This is a highly visible, hands-on leadership role—the ideal candidate will not just manage from behind a desk but will actively work alongside the crew in the field to ensure community assets are maintained to the highest standards.

Key Responsibilities
• Oversee the community ticketing system, assign tasks, and ensure the timely and accurate completion of all work orders.
• Directly manage and execute critical seasonal operations, including snowplowing and winter road clearing, as well as overseeing the opening, chemical balancing, compliance, and opening/closing of community swimming pools.
• Supervise, train, and schedule the maintenance staff and specialized technicians.
• Oversee the maintenance of community common areas, roads, buildings, recreational facilities, and utilities.
• Source, negotiate, and manage contracts with third-party vendors and contractors.
• Develop and manage the department’s annual operating and capital improvement budgets.
• Conduct regular property walkthroughs to proactively identify and resolve maintenance issues.
• Serve as the primary point of contact for after-hours facility emergencies to ensure continuous community safety.

Physical Requirements
• Must be able to traverse various terrains across the property, including climbing stairs, ladders, and walking on uneven ground.
• Ability to lift, push, pull, or carry objects weighing up to 50 pounds independently.
• Comfortable working in various weather conditions (heat, cold, rain, snow) for extended periods.
• Capable of standing, walking, bending, kneeling, and crouching during inspections or emergency repairs.
• Must possess the visual acuity to inspect facilities and the hearing capability to monitor equipment operations safely.

Qualifications
• Must have a minimum of 3–5 years of facility maintenance management experience, preferably within a HOA, POA, or large residential community.
• Strong knowledge of HVAC, plumbing, electrical systems, and general carpentry.
• Proven reliability to handle a strict 24/7/365 schedule for operational emergencies.
• Valid driver’s license with a clean driving record.
• Commercial Driver's License (CDL) is preferred but not required.
• Certified Pool Operator (CPO) certification is preferred but not required.
• Fixed schedule primarily day shift, but due to the nature of community operations and emergency response, this position requires 24/7/365 availability and on-call flexibility.
