Job Description
TI Source, LLC is seeking a Commercial Construction Estimator to lead the preconstruction phase for our design-build commercial construction projects. This role will be responsible for collaborating with clients, architects, engineers, and internal teams to develop accurate budgets, cost estimates, and preconstruction strategies that align with project goals. As a key player in our design-build process, the Commercial Construction Estimator will ensure seamless integration between design, estimating, and construction execution.
Preconstruction Management:
- Lead and manage the preconstruction phase for design-build projects, ensuring alignment with client goals and budgets.
- Work closely with architects, engineers, and internal design teams to provide cost-effective solutions and feasibility analyses.
- Facilitate value engineering to optimize design decisions while maintaining quality and budget constraints.
- Develop and present preconstruction reports, schedules, and risk assessments to stakeholders.
- Identify potential constructability issues early in the design phase and provide proactive solutions.
Estimating Responsibilities:
- Prepare and manage conceptual, schematic, and detailed cost estimates throughout project development.
- Analyze architectural and engineering drawings to perform accurate quantity takeoffs and pricing.
- Solicit and evaluate subcontractor and supplier bids, ensuring cost competitiveness and scope alignment.
- Develop and manage Bid Packages, Bid Forms, and Bid Tabs to facilitate a structured and transparent bidding process.
- Collaborate with the internal design team to refine project scope while maintaining budget and schedule.
- Maintain and update historical cost databases to improve future project budgeting.
Collaboration & Communication:
- Act as the liaison between clients, internal design teams, and construction teams to ensure a smooth transition from design to construction.
- Lead client and internal preconstruction meetings, providing strategic insights and recommendations.
- Assist in developing and negotiating subcontractor and supplier agreements.
- Support business development efforts by contributing to proposals and client presentations.
Qualifications & Skills:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
- 2+ years of experience in preconstruction and estimating, preferably within a design-build general contracting environment.
- Strong knowledge of design-build project delivery methods, construction materials, and means & methods.
- Proficiency in estimating software, including Beck Destini Estimator, Bluebeam, and On-Screen Takeoff.
- Ability to interpret and coordinate architectural, structural, and MEP drawings.
- Excellent analytical, organizational, and problem-solving skills.
- Strong written and verbal communication skills for client and team collaboration.
