Requirements:

Key Responsibilities

  • Knowledge of and compliance with company standards, policies, and procedures
  • Maintain compliance with all Fair Housing standards in all resident interactions
  • Maintain property standards for cleanliness, appearance, safety, and functionality
  • Maintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform.
  • Respond to service requests in a timely, professional, and customer-focused manner
  • Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation as dictated by business needs.
  • Perform preventative maintenance programs and scheduled inspections independently
  • Conduct detailed property walks and equipment audits; identify, address, and escalate maintenance issues as needed
  • Safely operate hand and power tools
  • Perform apartment turnover activities, including cleaning, painting, and repairs
  • Oversee daily maintenance tasks and provide technical guidance to Maintenance Technician II team members
  • Serve as a peer mentor, supporting and guiding peers as needed
  • Maintain consistent communication with the management team regarding timelines, priorities, and progress
  • Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods
  • Participate in snow removal activities as directed by the management team

Technical Knowledge

  • Advanced knowledge and hands-on experience with:
  • Various HVAC systems
  • Plumbing systems troubleshooting and repair including boilers, water heaters, drain clearing, and fixture replacement
  • Electrical troubleshooting and repair
  • Appliance troubleshooting and repair
  • Painting and carpentry
  • Advanced understanding of building systems, including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable)
  • Advanced understanding of work order management, preventative maintenance, and apartment make-ready processes
  • Advanced proficiency with maintenance software and work order management systems

Development & Training

  • Monthly safety training as part of Heatherwood’s Safety Culture
  • Ongoing leadership and advanced technical development
  • Providing resources and support to help you successfully complete and maintain all necessary credentials, such as EPA Universal, CPR, CPO, standpipe certifications (S95, S12, S13) where applicable
