Property Preservation Specialist III

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Property Preservation Specialist III based in the United States.

This role plays a critical part in ensuring the preservation, security, and compliance of residential properties within a large mortgage servicing portfolio. You will coordinate and oversee property preservation activities across vacant, damaged, and foreclosed homes, working closely with vendors, attorneys, and internal servicing teams. The position requires strong attention to detail, the ability to manage multiple urgent cases simultaneously, and a solid understanding of mortgage servicing and real estate default processes. You will also help ensure properties meet regulatory and investor guidelines, including HUD requirements, while supporting eviction and claims workflows. Operating in a fast-paced and highly regulated environment, this role directly contributes to protecting asset value and maintaining portfolio integrity. It is well suited for someone who thrives under deadlines and enjoys solving complex operational issues across multiple stakeholders.

Accountabilities:
  • Order, manage, and oversee property preservation activities for serviced properties, ensuring compliance with investor and agency guidelines
  • Coordinate bids, vendor actions, repairs, and securing of vacant or damaged properties
  • Monitor property conditions (vacant, damaged, lot-only) and ensure timely remediation by vendors
  • Review and validate vendor over-allowable requests and respond to escalations regarding property damage alerts
  • Collaborate with hazard claims teams to process and track insurance-related property damage claims
  • Work with vendors and attorneys to achieve HUD conveyance condition and support foreclosure-related processes
  • Coordinate eviction workflows and Cash for Keys programs with attorneys, clients, and occupants
  • Monitor servicing systems, notes, and case updates to ensure accurate and timely resolution
  • Assist with reporting on REO, inspections, and property preservation activities for management
  • Support and train junior specialists, contributing to team development and operational consistency
  • Perform additional duties as needed to support property preservation operations
Requirements:
  • High school diploma or equivalent required
  • Minimum 3+ years of experience in real estate, mortgage servicing, property preservation, or home repair
  • Strong knowledge of eviction laws and state-specific regulatory guidelines
  • Solid understanding of mortgage servicing processes and real estate default/foreclosure workflows
  • Experience working with vendors, attorneys, and external service providers in an operational setting
  • Strong analytical, written, and verbal communication skills
  • Proficiency in Microsoft Office (Excel, Word); experience with mortgage servicing platforms (e.g., LPS/MSP) preferred
  • Ability to manage high-volume, deadline-driven workloads in a fast-paced environment
  • Strong organizational skills with attention to detail and process accuracy
  • Ability to work independently while collaborating effectively across teams
