Lead Maintenance Technician

Reports To: Property Manager

Position Type: Part Time/Full Time Non Exempt

Position Summary

The Lead Maintenance Technician is responsible for maintaining the cleanliness, safety, and functionality of the RV park’s grounds, buildings, and amenities while providing day-to-day leadership to the maintenance team. This role ensures maintenance operations run efficiently, standards are consistently met, and guest needs are addressed promptly. In addition to hands-on work, the Lead Maintenance Technician helps prioritize tasks, coordinate projects, and serve as a point of contact for maintenance-related needs.

Requirements:

Grounds & Landscaping

  • Oversee and perform mowing, trimming, edging, and general landscaping
  • Ensure outdoor spaces are clean, safe, and well-maintained
  • Maintain and repair irrigation systems where applicable
  • Ensure RV pads, roads, and common areas are hazard-free

Facility Maintenance

  • Perform and oversee minor repairs across buildings, restrooms, and amenities
  • Assist with basic plumbing, electrical, and lighting maintenance
  • Ensure common areas (clubhouse, office, cabins) are clean and operational
  • Identify and escalate larger repairs to management or contractors

Utilities & Systems

  • Monitor and maintain sewer, water, and electrical hookups
  • Respond promptly to maintenance and utility concerns
  • Coordinate with vendors or contractors when needed

Leadership & Team Support

  • Lead and support maintenance team members during daily operations
  • Assign tasks and help prioritize workload based on property needs
  • Train and onboard new maintenance team members
  • Ensure work is completed safely, efficiently, and to company standards
  • Serve as point of contact for maintenance issues in the absence of management

Customer Service

  • Interact professionally and courteously with guests
  • Address maintenance-related concerns promptly
  • Support a positive guest experience through timely service

General Duties

  • Maintain inventory of tools, equipment, and supplies
  • Ensure proper use, care, and storage of all equipment
  • Follow and enforce safety procedures and guidelines

Qualifications

  • High school diploma or equivalent preferred
  • Previous experience in maintenance, landscaping, or similar role required
  • Prior leadership or supervisory experience preferred
  • Working knowledge of plumbing, electrical, and HVAC systems is a plus
  • Strong problem-solving and organizational skills
  • Ability to work independently and lead a team
  • Valid driver’s license preferred
  • Physical Requirements
  • Ability to lift up to 50 lbs.
  • Ability to stand, bend, stoop, and perform physical tasks for extended periods

Working Conditions

  • Primarily outdoor work in various weather conditions
  • Exposure to cleaning agents, chemicals, and physical hazards
  • Schedule may include weekends, evenings, and holidays
