Join raSmith's Transportation Services team as a Real Estate Specialist and play a key role in delivering transportation improvements that strengthen communities across Wisconsin. In this role, you'll manage property acquisitions for public infrastructure projects, working directly with landowners, municipalities, agencies, and project teams to move projects from planning to construction.
This opportunity may be filled at the Real Estate Specialist or Senior Real Estate Specialist level, depending on experience, with a clear path to Senior Real Estate Specialist or Project Manager roles based on performance, technical skill development, and project experience.
Transportation Real Estate Specialist – Primary Responsibilities:
- Lead right-of-way acquisition efforts for transportation projects across Wisconsin, managing acquisitions from initial landowner contact through negotiations, closing, and relocation support, when applicable.
- Serve as a primary point of contact for property owners, municipalities, WisDOT, businesses, government agencies, and internal project teams, coordinating meetings with landowners and project stakeholders to support clear communication and timely acquisition decisions.
- Develop and support acquisition strategies for municipal and WisDOT projects, including acquisition cost estimates, negotiation planning, project records, and schedule coordination, while supporting acquisition activities in accordance with federal relocation and acquisition regulations.
- Conduct site visits and review plans, plats, maps, title information, and related records to identify right-of-way needs, ownership details, easements, permits, and other land rights.
- Prepare landowner communications, negotiation files, project documentation, closing materials, and acquisition status updates.
- Lead acquisition activities, mentor support staff, coordinate with agency clients, and contribute to transportation and infrastructure projects that enhance safety, mobility, and community connectivity throughout Wisconsin.
- Other duties as assigned.

Transportation Real Estate Specialist – Skills and Requirements:
We welcome candidates with direct right-of-way experience as well as transferable experience from adjacent fields.
- 2-10 years of applicable U.S.-based work experience in real estate acquisition, negotiation, commercial real estate, survey, title or closing services, public infrastructure, engineering, utilities, or a combination of experience.
- Experience communicating with property owners, agencies, municipalities, businesses, or project stakeholders in a professional and solutions-focused manner.
- Ability to review plans, plats, maps, title documents, property records, and acquisition-related documentation.
- WisDOT-approved Negotiator status, or ability to obtain.
- Notary Public status, or ability to obtain.
- Familiarity with WisDOT real estate procedures, eminent domain principles, NEPA, and federal relocation and acquisition regulations is very helpful.
- Ability to flex hours occasionally, including evenings or weekends, to accommodate landowner availability or project deadlines.
- Ability to travel primarily within southeastern Wisconsin, with occasional statewide travel depending on project assignments.
- Applicable U.S. based work experience.
