ASSISTANT BUILDING SUPERINTENDENT, APARTMENT COMPLEXES
Long established Hudson County Property Management company has immediate need for full time Assistant Building Superintendent with experience on multiple, large high-rise projects, at least some high rise residential. Work more in the field with some time in office. Top wages for strong skills & experience.
Responsibilities:
- Oversee and coordinate all Maintenace activities
- Must be available for Emergency call-outs
- Enforce property and associations' rules and regulations
- Apartment preparation, including move ins/move outs.
- English required - extra consideration given if bi-lingual English-Spanish.
Ensuring preventative maintenance of all mechanical, electrical, and plumbing equipment and repair of such equipment as required
Maintaining social areas or amenities as needed. Assuring walkways are clear and/or salted during inclement weather.
Inventorying mechanical/ maintenance supplies.
Troubleshooting tripped breakers, leaking pipes, and water intrusion.
Executing general repair of the building included but not limited to doors, filter changing, installation of floor covering, light carpentry.
- Painting and plastering as required
- Replacing light fixtures, branch switches, receptacles, and sockets when necessary
- Adjusting of locks and latches on doors, windows, and lockers
Maintaining a log keeping and visible inspection of all operating equipment, including split system.
Ensuring trash removal and maintaining trash area are organized.
Maintaining daily records of work performed
OTHER REQUIREMENTS:
- Legal resident able to work in U.S.
- Live in, or a 30-minute commute to Jersey City NJ
- Minimum of 3+ years’ experience in a similar role
- Requires strong plumbing, electric and carpentry experience.
- Solid interpersonal skills, along with excellent communication skills. Bilingual is preferred.
- Good listener and able to accurately transmit information.
- Reliable, highly organized, attention to detail, courteous, friendly, hardworking, and professional.
- Eager to learn and take on additional responsibilities.
- Extremely dependable and reliable, must be flexible to work during emergency situations.
- Current U.S. drivers license.
