Position Overview
The Property Accountant is responsible for managing the financial records and accounting
functions for a portfolio of homeowners' associations (HOAs) and condominium
associations. This position ensures accurate financial reporting, maintains general
ledgers, prepares monthly financial statements, reconciles bank accounts, and supports
the Community Association Managers and Board of Directors with financial information.
The Property Accountant must maintain compliance with company policies, accounting
standards, and governing documents while providing exceptional customer service.
Key Responsibilities
Prepare accurate monthly financial statements for assigned homeowners' and
condominium associations.
Maintain and reconcile general ledger accounts, bank accounts, and investment
accounts.
Record journal entries and ensure proper classification of financial transactions.
Review and reconcile accounts payable and accounts receivable activity.
Assist with annual budget preparation and reserve funding projections.
Prepare and process month-end and year-end closing activities.
Analyze financial data and identify discrepancies or unusual account activity.
Assist with annual audits, reviews, and tax preparation by providing required
documentation.
Ensure compliance with GAAP, company policies, and association governing
documents.
Work closely with Community Association Managers to resolve accounting
questions and financial issues.
Respond professionally and timely to Board members, homeowners, auditors, and
vendors regarding financial inquiries.
Maintain accurate accounting records and support documentation.
Assist with special projects and other accounting duties as assigned.
Qualifications
Bachelor’s degree in accounting, Finance, or related field preferred.
Minimum of 5 years of accounting experience; property management, HOA,
condominium, or real estate accounting experience preferred.
Knowledge of Generally Accepted Accounting Principles (GAAP).
Experience with accounting software and Microsoft Office Suite, particularly Excel.
CINC software preferred
Strong analytical, organizational, and problem-solving skills.
Excellent attention to detail and accuracy.
Ability to manage multiple associations and meet strict deadlines.
Strong written and verbal communication skills.
Ability to work independently and collaboratively in a team environment.
Physical Requirements
Ability to sit for extended periods while working at a computer.
Ability to use standard office equipment, including computers, printers, and
telephones.
Ability to occasionally lift and carry up to 20 pounds.
Ability to travel occasionally to company offices or association properties, if
required.
Ability to perform repetitive hand and wrist movements associated with computer
use.
