SUMMARY:

This position is responsible for overseeing the performance and maintenance of large production machinery.

DUTIES AND RESPONSIBILITIES:
    Performs bi-monthly maintenance inspections of facilities to identify needed repairs.Performs maintenance and repair work as directed that may include but not be limited to replacing light bulbs, fixing leaking faucets, unclogging drains or toilets, repairing door handles, locks, or windows. May also include painting, light carpentry work, basic electric needs like replacing defective light switches, removing and replacing commodes, wash basins, or ceiling or floor tiles.Maintains grounds of facilities to the expected standard of professional buildings, including daily pick-up of trash and other debris, well groomed grass, plants and shrubs, well trimmed trees, and observes and reports any maintenance required on fencing, parking signs, parking lot markings, or other grounds signs, equipment or materials.Uses hand and power tools, cleaning materials, mowers and weed cutters, and paints, solvents, and other usual cleaning chemicals.May assist supervisor by preparing and sending out bid sheets for supplies and repairs, and may assist by meeting with sub-contractors on repair jobs and relay information as requested by the supervisor.Purchases maintenance tools and materials as directed and by using the purchasing process of the organization.Maintains file of tools and supplies in inventory, and gauges use rate of materials to advise supervisor of irregularities noted.Assures the safe storage of any flammable or odorous materials that must be segregated for safety compliance.Must be able to interpret written, graphic, or diagramed instructions furnished by suppliers for assembly of equipment or furnishings.Must be able to prepare basic written reports if requested by the supervisor.May furnish tenants with keys to their respective offices and ensures that management has appropriate copies of said keys and forms.Ensures that building licenses and inspections are monitored for current status.Responds to security and fire alarm notifications.Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.Notifies supervisor of tenants’ excessive noise, disorderly conduct, or misuse of property.Replaces air conditioner and other filters as required.

QUALIFICATIONS:

    High School diploma or GED and two (2) years’ experience in the maintenance fieldWorking knowledge of building and house maintenanceBasic knowledge of HVAC systems, plumbing, electrical and carpentry.Must have a driver’s license and appropriate automobile liability insurance.Works well independently and with others.Good communication skills.Organized with attention to detail.Good troubleshooting skills.Knowledge of health and safety regulations.Ability to work in a fast-paced and stressful environment.
TRAVEL

Primarily local during business day although some out-of-area travel may be expected via airline or automobile based on the discretion of management.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

WORK ENVIRONMENT

While performing the duties of this position, the employee will conduct office work, meet with clientele, and team members, and at times travel offsite to conduct business. Employee may be exposed to varying weather conditions. Employee will also be required to work in varied office and residential environment based on assigned caseload. Employee will be able to handle and de-escalate situations that may arise while at work.
