About This Position
Superintendent Responsibilities
1. Maintenance and Repairs
• Handling minor repairs and maintenance for residents experiencing issues like leaky faucets, clogged drains, or malfunctioning appliances. Basic repairs and perform routine maintenance to keep the building's systems running smoothly.
• Overseeing larger repairs and projects. Coordinate and supervise external contractors, ensuring quality work and adherence to safety regulations.
• Inspecting and maintaining building systems: Routine inspection and maintenance of critical building systems, including HVAC, plumbing, electrical systems, etc. Manage the maintenance of structures like roofs, walls, and fire escapes.
2. Cleaning and Janitorial Duties
• Maintaining common areas: Oversee the cleanliness and upkeep of common areas, including lobbies, hallways, and grounds.
• Trash and recycling management: Ensure proper waste disposal and adhere to local garbage collection rules, including setting out trash and bulk items on designated days.
• Snow removal and landscaping maintenance.
3. Tenant Relations and Communication
• Responding to resident requests: Addressing concerns and coordinating maintenance requests promptly and professionally.
• Communicating important information to residents about scheduled maintenance, building projects, or other relevant announcements.
4. Building Security and Safety
• Maintaining security systems: Maintain building security systems like alarms, cameras, and access controls.
• Responding to emergencies: Power outages, leaks, or security breaches, taking steps to mitigate the situation and collaborate with emergency services when needed.
• Conducting safety inspections: Perform regular inspections to identify potential hazards and ensure compliance with building codes and safety regulations.
5. Administrative and Financial Tasks
• Record keeping: Maintain detailed records of maintenance activities, repairs, inspections, and tenant communications.
• Managing supplies and equipment: Responsible for maintaining an inventory of supplies and ensuring necessary materials are on hand.
6. Staff Supervision
Training and supervising staff: Porters and/or handymen. Responsible for their training, scheduling, and supervision.
7. Additional Responsibilities
