Reporting to the Director of Facilities, The Facilities Manager is responsible for ensuring safe, compliant, and well-maintained facilities across a market of Flynn Planet Fitness clubs. Reporting directly to the Director of Facilities, this role leads maintenance execution, asset management, vendor performance, compliance readiness, and Facilities Technician development.
The Facilities Manager serves as a key operational partner to Directors of Operations (DOs), Regional Operations Managers (ROMs), and General Managers (GMs), ensuring facilities issues are resolved quickly, standards are maintained consistently, and club environments remain member-ready at all times.
This position combines hands-on field leadership with strategic planning and continuous improvement initiatives to protect club uptime, improve asset performance, and enhance the member experience.

- Knowledge of multi-site facilities operations, building systems, maintenance practices, and regulatory compliance requirements.
- Experience managing vendors, contracts, and service-level expectations.
- Strong analytical and problem-solving skills with the ability to identify root causes and implement practical solutions.
- Working knowledge of CMMS platforms, facilities reporting tools, and maintenance management systems.
- Demonstrated financial discipline and sound judgment in budget management and resource allocation.
- Ability to work independently while collaborating effectively across.
Education and Experience
- Bachelor’s degree preferred.
- Minimum of 3–5 years of facilities, maintenance, property management, or multi-site operations leadership experience.
- Experience leading facilities teams across multiple locations.
- Experience managing third-party vendors and service providers.
- Experience with CMMS systems, work order management, budgeting, and facilities reporting preferred.
- Valid driver's license and ability to travel regularly throughout assigned markets.
- Availability to respond to urgent after-hours facility escalations as necessary.
Essential Duties and Responsibilities
Facility & Asset Management (40%)
- Lead asset condition tracking, maintenance planning, and issue resolution across assigned clubs.
- Prioritize, assign, and close maintenance work orders through CMMS platforms.
- Conduct club walks and facility assessments to identify risks, deficiencies, and opportunities for improvement.
- Monitor building systems, equipment performance, and overall club condition.
- Identify recurring maintenance issues and implement corrective action plans to reduce downtime.
- Support lifecycle planning, replacement strategies, and capital improvement recommendations.
- Ensure all facilities remain safe, functional, and aligned with Flynn Planet Fitness standards.
- Maintain compliance with safety inspections, life-safety systems, and regulatory requirements.
Vendor Coordination & Project Execution (30%)
- Schedule, track, and evaluate vendor performance across all service categories.
- Hold vendors accountable to service level agreements (SLAs), response times, and quality standards.
- Manage vendor relationships, contract performance, and service delivery expectations.
- Coordinate service transitions, scope modifications, and vendor optimization initiatives.
- Support execution of capital projects, equipment replacements, retrofits, and club improvement programs.
- Partner with landlords and property management groups to address facility-related issues and work orders.
- Ensure projects are completed on time, within budget, and according to Flynn standards.
Field Team Collaboration & Leadership (20%)
- Directly supervise Facilities Technicians and establish maintenance priorities across the market.
- Coach, mentor, and develop Facilities Technicians through regular feedback and skill development opportunities.
- Partner closely with DOs, ROMs, and GMs to align maintenance priorities and operational needs.
- Participate in club walks and operational reviews to identify facility opportunities and risks.
- Communicate maintenance status, project updates, and escalation needs to field and support leadership.
- Act as the primary liaison between club operations, facilities teams, and support departments.
- Support Monthly Operational Reviews (MORs) with facility insights, issue trends, and asset performance data.
Process Improvement & Documentation (10%)
- Develop, maintain, and improve standard operating procedures (SOPs) for facilities operations.
- Analyze maintenance trends, vendor performance metrics, and asset condition data to identify improvement opportunities.
- Prepare reports and dashboards using key performance indicators (KPIs).
- Support implementation of new maintenance programs, equipment upgrades, and facility initiatives.
- Maintain accurate documentation for compliance, inspections, vendor performance, and facilities activities.
- Recommend operational improvements that increase efficiency, consistency, and cost effectiveness.
Physical Demands
- Bending and kneeling while performing services
- Able to lift over 75lbs
- Comfortable with working on ladders up to 14’ and scissor lifts up to 25’
- Ability to stand for extended periods of time
