About the Role

As a Porter at ITEX, you are the first impression residents and visitors have when they arrive at our community. Your work keeps the property clean, safe, and welcoming. This is a hands-on, outdoor role that involves cleaning common areas, maintaining the grounds, identifying property issues, and supporting the on-site maintenance team with routine tasks.

This is an entry-level position, but it is far from a small role. The Porter is essential to our community. You will work independently with daily direction from your Site Manager, and your work will be visible to every resident, every day. What You'll Do

Keep the property clean and presentable:

  • Sweep walkways, hallways, entryways, and parking areas daily
  • Remove trash and litter from grounds; empty exterior trash receptacles
  • Pressure wash common areas, walkways, and patios on a regular schedule
  • Respond to weather events by clearing debris, ice, or standing water

Identify and report maintenance issues:

  • Walk the property daily to spot damaged fencing, broken light fixtures, dead landscaping, water leaks, or any safety hazard
  • Notify the team when issues are found so they can create work orders.

Support the maintenance team and site operations:

  • Change light bulbs and HVAC filters on schedule
  • Help prepare vacant units for new residents by removing trash and doing basic cleanup
  • Assist with paint, basic fixes, and small repairs that don't require specialized skills
  • Do basic checks on reported issues before escalating (breakers, plugs, visible damage)
  • Assist with other tasks as directed by the Site Manager

Work safely and professionally:

  • Follow all OSHA safety standards and ITEX safety policies at all times
  • Use ladders, pressure washers, and hand tools safely and as trained
  • Greet residents respectfully; direct resident questions or complaints to the Site Manager

Requirements

  • High School Diploma or GED
  • 1+ year of porter, grounds maintenance, janitorial, or general labor experience preferred (not required)
  • Reliable transportation to and from the property
  • Willingness to complete ITEX Safety Orientation within the first 30 days of employment

Physical Demands

This is a physically active role. You should be comfortable with the following:

  • Walking the property for extended periods (4 to 6 hours per shift)
  • Frequent bending, stooping, reaching, and climbing
  • Lifting and carrying up to 30 pounds regularly
  • Climbing ladders and using power equipment safely
  • Working outdoors in all weather conditions, including heat, cold, rain, and wind
