Job Description

The Maintenance Technician is responsible for maintaining the safety, functionality, and appearance of the facilities. This position performs preventative maintenance, troubleshooting, and general repairs to building systems, equipment, and fixtures while ensuring a safe and comfortable environment for employees and visitors. The Maintenance Technician identifies maintenance needs, completes work orders, and coordinates with specialized contractors when repairs require licensed professionals.

Essential Duties and Responsibilities

  • Perform routine preventative maintenance on building systems, equipment, and facilities.
  • Replace light bulbs, ballasts, ceiling tiles, HVAC filters, and other building components.
  • Inspect, troubleshoot, and repair plumbing fixtures, including faucets, toilets, sinks, and minor water leaks.
  • Perform minor electrical repairs such as replacing switches, outlets, light fixtures, and circuit components within the scope of the position.
  • Repair doors, locks, windows, flooring, drywall, ceilings, furniture, and other building fixtures.
  • Paint, patch, and maintain interior and exterior surfaces as needed.
  • Conduct routine inspections of building systems and equipment to identify maintenance issues before they become larger problems.
  • Perform seasonal building maintenance, including weatherproofing, replacing weather stripping, and maintaining insulation.
  • Respond promptly to maintenance requests and emergency repair situations.
  • Maintain HVAC equipment through basic maintenance; coordinate with HVAC contractors for specialized repairs.
  • Maintain building grounds as assigned, including sidewalks, parking areas, and exterior common spaces.
  • Operate and maintain maintenance tools and equipment in a safe and organized manner.
  • Maintain an adequate inventory of maintenance supplies and notify management when materials or replacement parts need to be ordered.
  • Document completed work, update maintenance records, and close work request accurately and timely.
  • Coordinate with outside vendors and contractors for specialized maintenance projects.
  • Assist with office moves, furniture assembly, and event setup as needed.
  • Ensure compliance with all safety regulations, building codes, and organizational policies.
  • Participate in after-hours or emergency maintenance activities when required.
  • Perform other duties as assigned.

Knowledge, Skills, and Abilities

  • Working knowledge of commercial building maintenance practices.
  • Basic understanding of plumbing, electrical, HVAC, carpentry, and painting.
  • Ability to troubleshoot and resolve maintenance issues efficiently.
  • Ability to read and interpret manuals, work orders, and technical instructions.
  • Strong organizational and time management skills.
  • Ability to prioritize multiple assignments and respond to urgent requests.
  • Excellent customer service and communication skills.
  • Ability to work independently with minimal supervision.
  • Proficiency using maintenance management software or work order systems is preferred.
  • Knowledge of OSHA safety standards and safe work practices.

Minimum Qualifications

  • High school diploma or equivalent required.
  • Two to five years of commercial building maintenance experience preferred.
  • Experience performing preventative maintenance and general building repairs.
  • Valid driver's license with a satisfactory driving record preferred.

Physical Requirements

  • Frequently lift and carry up to 50 pounds.
  • Ability to climb ladders and work at varying heights.
  • Ability to stand, walk, bend, kneel, crouch, and reach for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.

Working Conditions

  • Work is performed in a commercial office environment and surrounding grounds.
  • Position may require occasional evening, weekend, or emergency response work.
  • Exposure to dust, noise, cleaning chemicals, and varying temperatures during maintenance activities.
