Key Accountabilities

  • Be a “Service Shepherd:” It is the job of a Regional Plant Operations Director to guide and direct their service department, keeping Plant Operations Directors focused on executing business and operational plans for Housekeeping and Plant Operations.

  • Be a “Maintenance Manager:” Oversee Plant Operations and Housekeeping departments and staff, including budget, staffing, and compliance, so that each community operations efficiently and safely. A Regional Director, should literally, take risk away from a community. Focusing on possible litigation, helping to manage throughresident and employee investigations, and to manage through state compliance matters.

  • Keep “Top of the Line Top of the Mind:” When evaluating community repairs, contracts, and CapEx projects, you apply a budget-conscious focus to identify savings and solutions.

  • Be a “Safety Czar:” Ensure that all communities meet safety risk requirements as well as regional and federal safety guidelines.

Duties

This position description is designated to outline primary duties, qualifications, and job scope, but not limit the individual or the organization to only the work identified. It is our expectation that each employee will offer his/her services wherever and whenever necessary to ensure the success of our endeavors.

  • Implement efficient processes and protocols to support daily operations within each community.

  • Establish close relationships with all regional team members, service lead members,and home office staff to deliver the best possible results and feedback to ensure successful outcomes.

  • Identify potential breaches of Arrow policy as well as state regulations and implement corrective measures to ensure adherence and overall understanding.

  • Assess situations, uncover problems, identify potential solutions and make informed decisions. Areas include, but are not limited to staffing requirements, quality control procedures, equipment needs, budgeting and cap ex expenditures.

  • Provide guidance to Regional Plant Operations Coordinators and Plant Operations Directors to ensure growth and professional development within their community leadership teams.

  • Ensure positive vendor relationships within each community and assess relationships on quarterly basis for outcome review.

  • Analyze reports, evaluate conditions and provide recommendations to streamline positive outcomes and revenue growth.

  • Evaluate, assess and complete month-end financial statements for each community to target areas of focus to improve productivity, profitability and efficiency.

  • Partner with Regional Operations and community staff to coordinate site visits, reviews,and evaluations for improved performance.

  • Responsible for interviewing, hiring, training and coaching of Plant Operations Coordinators and Plant Operations Directors and supporting administrative staff for professional development.

  • Manage teams through resolution of conflict and risk management.

  • Lead strategic planning and retention goals to reduce turnover.

  • Build positive employee relationships by ensuring fair and consistent personnel management.

Requirements

  • Certification and experience in HVAC highly recommended.

  • CPO certification and pool experience highly recommended. May be required to become certified if not currently.

  • Thorough knowledge of construction, refinishing, painting, plumbing, floor/carpet care, refurbishing, and landscaping required.

  • Must have at least two years of experience in apartment or other multiple unit maintenance with supervisory experience.

  • Have a working knowledge of current OSHA regulations.

  • Be at least (21) years of age.

  • Shall have two (2) years of college; at least three (3) years of experience.

  • Ability to direct the work of others and to provide the necessary leadership for measurable growth and satisfaction in performing the work.

  • Be of good character and a continuing reputation of personal integrity.

  • Must be willing to travel regularly and work onsite for extended periods.

  • Be in good health, and physically and mentally capable of performing assigned tasks. Good physical health shall be verified by a health screening performed by a physician not more than (6) months prior to or (7) days after employment.

  • Demonstrates freedom from pulmonary tuberculosis by a health screening performed by a physician not more than (6) months prior to or (7) days after employment.

  • Must be criminally cleared by criminal background check.

  • Must have a clean driving record as per the insurance carrier’s policy.

Physical Requirements

While performing the duties of this job, the employee is regularly required to communicate in person and through written correspondence. This position is primarily sedentary, requiring sitting at a desk between six and eight hours a day in an indoor, office setting. The position also requires standing, walking, bending, kneeling, and stooping for brief periods of a time. When onsite, this position is very active and requires standing, walking, bending, kneeling, and stooping all day. This position also requires employee to be able to retrieve items from storage, including overhead bins or cabinets. The employee must frequently lift and/or move items more than 50 pounds and must push/pull a wheeled maintenance cart. The use of a ladder is required. The job functions require both indoor and outdoor work, including in periods of inclement weather.
