About This Position
Arete Res is looking for a results-driven Assistant Community Manager to lead operations at a multifamily residential community in a prime North Dallas location. This role requires deep familiarity with the North Dallas rental market, strong leadership, and a commitment to resident satisfaction. You’ll be responsible for maximizing occupancy, controlling expenses, and ensuring compliance with Texas property laws and Dallas-specific regulations.
Key Responsibilities
1. Operational Excellence & KPI Performance
• Support the Community Manager in achieving and exceeding key performance indicators (KPIs), including occupancy, NOI, rent growth, delinquency, and resident retention.
• Monitor weekly and monthly performance metrics; assist in developing action plans to address gaps and drive results.
• Ensure accurate reporting of financials, leasing activity, renewals, and collections.
• Maintain strict adherence to company policies, Fair Housing regulations, and risk management standards.
2. Financial Management & Revenue Optimization
• Assist in preparing and managing the annual operating budget.
• Oversee rent collections, delinquency follow-up, payment plan coordination, and legal documentation when necessary.
• Support revenue management strategies, including pricing, renewals, and concessions aligned with market trends.
• Review invoices and ensure timely processing and coding of expenses.
3. Leasing & Marketing Performance
• Lead by example in leasing performance; support the team in achieving traffic-to-lease and closing ratio goals.
• Ensure CRM systems are updated daily with accurate prospect and resident data.
• Assist in implementing marketing strategies that drive qualified traffic and increase brand reputation.
• Conduct market surveys and provide competitive analysis to optimize positioning.
4. Resident Experience & People-Centric Culture
• Foster a service-oriented environment that prioritizes resident satisfaction and community engagement.
• Resolve escalated resident concerns promptly and professionally.
• Promote renewal strategies that enhance retention and build long-term relationships.
• Support resident events and engagement initiatives aligned with company culture.
5. Team Leadership & Development
• Support training, mentoring, and coaching of leasing and administrative team members.
• Reinforce accountability through clear expectations, performance feedback, and recognition.
• Contribute to a collaborative, inclusive, and high-performing team environment.
• Serve as acting Community Manager in their absence.
6. Compliance & Risk Management
• Ensure lease files and documentation meet company and regulatory standards.
• Maintain audit readiness and compliance with Fair Housing, local, and state regulations.
• Support safety initiatives and emergency response protocols.
7. Administrative & Systems Oversight
• Oversee daily office operations and ensure accurate data entry in property management software.
• Assist with move-ins, move-outs, lease renewals, and file audits.
• Maintain organized records, reports, and resident communications.
• Ensure staff are trained on Texas-specific leasing laws and emergency protocols (including tornado preparedness)
Qualifications
• Minimum 2 year experience as an Assistant Manager and 5 years of experience in multifamily property management in Texas (Dallas experience preferred)
• Strong knowledge of Texas landlord-tenant laws, TAA lease agreements, and Dallas eviction procedures
• Proficiency in property management software – ResMan preferred
• CAM, CAPS, or CPM certification preferred
• High school diploma required; college degree in business or real estate preferred
• Bilingual (English/Spanish) a plus
