Position Summary
Flexcar is scaling from 7 markets to 20+. This role owns the physical network that makes that possible: securing sites, developing and building them, and running them. You will lead site selection, lease negotiation, and ground-up/build-to-suit development across our four-node network — Recon Centers, Primary Hubs, Urban Nodes, and Pickup/Dropoff Nodes — and own facilities performance once those sites are live.
This is a builder's role. Our physical capacity is the binding constraint on growth.
You will partner with Operations, Fleet, Finance, Legal, and Executive Leadership to make sure capacity leads demand rather than chasing it.
Key Responsibilities
Development & Construction Delivery
Take sites from control through certificate of occupancy across conversions, retrofits, and ground-up/build-to-suit projects
Serve as owner's representative: architect/engineer selection and coordination, design development, and permitting
Run general contractor selection, bid and buyout, and contract negotiation
Own construction budget, schedule, and change-order control; report status and risk to executive leadership
Manage tenant improvements, shop build-outs, equipment installation, and signage
Develop prototype build standards and a repeatable playbook per node type to compress cost and cycle time
Real Estate Strategy, Site Selection & Deal-Making
Own market-level site strategy and network planning, sequenced against the fleet and member-growth plan
Run the deal funnel end to end: trade-area analysis, site selection (CoStar or equivalent), due diligence (zoning, entitlement, utilities, permitting, environmental), and pipeline
Source across every channel — second-gen retail conversions, ground-lease and outparcel, build-to-suit, and ground-up — matching format to node type
Lead LOI, lease, and PSA negotiation and manage broker/developer relationships, in partnership with Legal and Finance
Underwrite deals and drive them through real estate committee; own approval rate, deal velocity, and pipeline health as headline metrics
Facilities & Operational Readiness
Own facility operations, maintenance standards, and infrastructure planning across all live sites
Maximize facility capacity and throughput to improve fleet availability and utilization
Lead initiatives to reduce downtime and increase asset productivity
Ensure facilities meet safety, EHS, and brand standards
Coordinate cross-functional launch execution for new-market openings and facility transitions
Leadership & Cross-Functional Collaboration
Build, lead, and develop teams across real estate, construction, and facilities
Establish KPIs, reporting cadence, and accountability across the network
Partner with Finance on capital planning, budgeting, and cost management
Partner with Fleet and Operations to sequence capacity ahead of vehicle delivery
Drive continuous improvement across standards and workflows
Qualifications
8+ years leading real estate development in multi-site, multi-market retail, auto-service, fleet, or similar high-velocity environments, with a track record of personally opening a high volume of sites.
Demonstrated deal velocity and pipeline ownership — site selection, LOI/lease/PSA negotiation, and real estate committee approvals at volume (dozens of deals per year / large multi-site portfolios).
Second-generation retail conversion and/or ground-lease and outparcel experience, in addition to (not instead of) ground-up or build-to-suit delivery.
Site underwriting: occupancy-cost modeling, development pro formas, and lease economics
Zoning, entitlement, and permitting experience across multiple jurisdictions
Owner's-rep delivery: architect/engineer coordination, GC selection and buyout, and change-order control
Bachelor's degree preferred
Preferred Experience
Experience in industry such as auto-service, tire, quick-lube, car wash, dealership, or comparable small-footprint, high-unit-count retail development
Mobility, automotive, fleet, logistics, transportation, or multi-site retail operations
Startup or high-growth environments with an aggressive build cadence
Multi-state development and infrastructure management
EHS familiarity in industrial or automotive-service environments (lifts, waste oil, refrigerant, paint)
