We are a highly experienced property management team providing comprehensive turn-key property solutions to owner-occupiers, private individuals, banks, fund, corporate recovery advisors and small to medium-sized property businesses.



Responsibilities

The Senior Building Manager will be responsible for the effective day-to-day management of 20 Old Bailey, ensuring the consistent delivery of a high-quality, compliant and customer-focused environment in line with Helix standards. The role requires strong leadership to promote a “One Team” approach, working collaboratively with occupiers, service partners and internal stakeholders to maintain a professional and well-managed asset.


The Senior Building Manager will ensure that all statutory, health and safety and operational compliance requirements are met at all times, maintaining robust processes and accurate records to support a fully compliant and audit-ready environment. A proactive approach is expected, with a focus on service excellence, continuous improvement and the smooth operation of all building services.


The role also supports the delivery of sustainability and ESG objectives, working closely with the Surveyor to ensure operational activity aligns with the wider asset strategy and client objectives.

  • Lead the day-to-day management of the property, ensuring all services are delivered safely, efficiently and to consistently high standard.
  • Build and maintain strong occupier relationships, driving high levels of satisfaction and service delivery.
  • Ensure full compliance with all statutory, Health & Safety and company requirements, maintaining accurate and audit-ready records.
  • Act as primary point of contact for occupiers, service partners and stakeholders.
  • Maintain a comprehensive understanding of all building systems, infrastructure and layouts to support effective operational management.
  • Lead and manage on-site staff, ensuring effective resourcing, performance, training and development.
  • Oversee all reactive works, incidents and callouts, ensuring timely resolution and clear communication.
  • Manage the property budget, ensuring full control, value for money and alignment with financial targets.
  • Procure and manage service contracts in line with tender guidelines, monitoring performance and delivery.
  • Drive sustainability and ESG initiatives, improving energy, water and waste performance.
  • Identify and implement continuous improvement opportunities across operations, service delivery and efficiency.
  • Work closely with the Surveyor, providing operational insight, reporting and support to align with asset strategy.


Qualifications

Essential:

  • Proven direct management of a high quality multi-let office building or estate
  • Experience of liaising with clients, occupiers and consultants
  • Knowledge of current Health & Safety legislation
  • IOSH
  • Good knowledge of building maintenance (including M&E) and service charge budgets
  • Excellent managerial and inter-personal skills, a proven track record in managing change and good strategic vision and a strong commitment to customer service
  • Willing to work outside of regular working hours if required for emergencies
  • Experience in the supervision of contractors
  • Good time management skills able to respond to client/contract deadlines

Desirable:

  • NEBOSH
  • Similar experience within a competitor company
  • Good understanding of commercial leases / service charges
  • Membership of a professional body (i.e. BIFM / IFMA)

Key Skills

  • Strong communication skills, both verbal and written
  • Good numerical skills including computer literacy (Excel, Word, MS Outlook)
  • Ability to work alone or as part of a team
  • High level of organisational and administrative skills
  • Proven track record in managing staff/contractors
  • Able to use initiative and take responsibility
  • Ability to work under pressure
