RED-Rochester LLC, is the primary utility provider and district energy supplier for the 1,200-acre Eastman Business Park, one of the world’s most comprehensive industrial campuses located in Rochester, NY. RED-Rochester owns and operates a highly reliable and efficient utility infrastructure that delivers a full suite of services—utilizing high pressure industrial boilers and a gas turbine-supporting electricity, steam, chilled water, and other critical utilities across the park. These services are distributed through dedicated microgrid and industrial systems designed to meet the demands of diverse industrial and commercial tenants.

Position Summary

Will be responsible for the effective planning, and execution of all maintenance work, control processes, and efficient use of planning and scheduling of resources to conduct maintenance activities which result in minimum downtime and maximum productivity. All while following company procedures to maintain a safe workplace and comply with a regulatory requirement.

Responsibilities

  • Review maintenance work to be performed, and develop job plans, define parts, and material, identify skills needed, and engage the proper resources to develop a safe, effective, and efficient work control plan.
  • Reviews plans for accuracy, and clarity: clear scope of work, realistic completion date, proper lead times, correct equipment identification, proper authorization, and discuss details with all applicable parties.
  • Coordinate material needs & services including procurement of parts, and services, verifying all material, information, tools, and labor are available prior to scheduling.
  • Negotiates terms and agreements to obtain quotes for services/parts and then create a PR for the proper approver. Purchasing will then create the PO.
  • During outages, Conduct equipment outage meetings include pre-progress, daily progress, and post-progress.
  • Develop and plan outage tasks and work scope.
  • Develop detailed work lists, and manpower needs for outages.
  • Coordinate and assist managing contractor labor during outages.
  • Provide insight into managing both annual and 10-year budget forecast.
  • Ensure jurisdictional inspection dates are met and act as liaison between RED Rochester LLC. and Factory Mutual Representative.
  • Provide written data to Production to prioritize backlogged work.
  • Provide input to technical team to solve improvement opportunities.
  • Provide input during Production and Maintenance Team meetings to determine work priorities for 3-week schedules.
  • Conduct inspections with safety specialists to ensure safety requirements are being achieved.
  • Understand, and enforce good safety practices.
  • Obtain Quote/bids from both labor and material vendors.
  • Provide input to boiler inspector concerning equipment conditions.
  • Provide hands-on help when needed.
  • Backup for Support Team Leader when needed.

  • Work Environment

    Location: Eastman Business Park, Rochester, NY

    Work Schedule: Day shift

  • Both office and Power Plant / Industrial environment.
  • Travel: Limited travel within the park grounds and various local vendors, as required.
  • Both office and Power Plant / Industrial environment:
  • Work may be under extreme weather conditions including hot and cold ambient temperatures.
  • Incumbent will be required to travel between various buildings and work in plant environment where there are moderate noise levels. Employees are required to wear appropriate safety gear for each location.
  • Experience

  • Ability to work with all levels of the organization.
  • Need strong communication skills.
  • Must have a valid NYSDOT drivers’ license and proof of insurance.
  • Five years planning, and schedule experience
  • Trade experience
  • Qualifications provide any applicable required qualifications, licensure or certifications

  • Must obtain required safety operator licenses, as needed for fork truck, man lift and scissor lift within 12 months (employer provided)
  • Must possess an unencumbered valid NYS drivers’ license.
  • After hired: Successfully complete and obtain OSHA 10hr certification.
  • Within twelve (12) months of [LB1] hire:

  • Education

    Ability to learn various industrial software applications (Maximo, Compliant Pro, Tags Pro, Ovation, and Pi software), becoming proficient with its use within a short time after hired (~3 – 4 months).Proficient in Microsoft OfficeHigh School Diploma/GED, 2 years of experience in an operator or mechanic position, knowledge of refrigeration systems, cooling towers, water treatment plant, piping systems, building structure and steam turbines is desirable but not required.

    Requirements

  • While performing duties of job, incumbent is occasionally required to bend, walk, or carry equipment. Employees must occasionally lift and move up to 50 pounds.
  • A valid, unexpired and unincumbered NYS Driver’s License is required, and willingness to use a company or personal car to travel about Eastman Business Park, which covers approximately 5 square miles.

    Compensation

    As required by multiple state pay transparency laws, RED-Rochester provides a reasonable range of compensation for each job posting. Actual compensation is influenced by an array of factors including, but not limited to, skill set, level of experience, and specific office location. The range of starting pay for this role is $25.00 to $35.00 per hour or up to $70,000.00. This position is also eligible to participate in the Company’s annual bonus program.
