JOB DESCRIPTION SUMMARY
The Serenity House Facilities & Grounds Supervisor is responsible for all electrical, maintenance, environmental, physical safety, energy, controls, instrumentation, mechanical and HVAC needs at Serenity House. The Serenity House Facilities & Grounds Supervisor oversees the housekeeping staff and/or vendors at Serenity House. This position establishes and oversees the maintenance schedule for all operating systems at Serenity House to ensure optimum efficiencies. The Serenity House Facilities & Grounds Supervisor will work with maintenance crews and staff to ensure that the Serenity House facilities are maintained in a clean and safe condition for the well-being of staff, patients, and visitors. The Serenity House Facilities & Grounds Supervisor will oversee renovations and new construction projects in consultation with the Director of Serenity House and/or Executive Leadership. This position will provide back-up facilities and ground support at each of the other VNA Health locations on an as needed basis. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- Directs Serenity House maintenance operations including the establishment and implementation of facilities related policies in consultation with the Director of Serenity House and/or Executive Leadership. Develops and maintains policies and procedures for all Serenity House buildings, grounds, physical safety, and related systems.
- Assists leadership with VNA Health facilities and grounds services on an as needed basis.
- Recruits, selects, and directly manages members of the Serenity House Housekeeping team.
- Responsible for preventative maintenance programs for all systems including generators, HVAC systems, plumbing, electrical systems, grounds, irrigation systems, cisterns, elevators, back flows, mechanical systems, building interiors and exteriors, fixtures, hoods and vents, refrigeration units, waste removal systems, appliances, and safety equipment.
- Responsible for keeping the buildings, grounds, and equipment free of environmental pollutants and nuisances that may have an adverse effect on the health and welfare of staff, tenants, patients and visitors.
- Regularly inspects the facility interiors, exteriors, tenant spaces and grounds for physical safety, repair and maintenance issues.
- Responsible for oversight of contractors for facility renovations and/or staff relocation projects on an as needed basis.
- Ensures compliance with all state, federal, and applicable facilities accreditation regulatory requirements. Responsible for providing all safety systems and equipment in accordance with required licensure, California OSHA, and Life Safety Code requirements.
- Keeps abreast of industry and market trends relative to changing life safety needs for a healthcare facility.
- Suggests opportunities for the appropriate and cost-effective investment of financial resources for facility and physical safety needs. Is responsible for managing all aspects of the Serenity House facilities budget which includes maintenance and capital projects.
- Participates in and assists with all emergency drills, fire drills and disaster procedure drills.
- Ensures that building schematics, maintenance logs, statutory filings, and maintenance records are organized and kept up to date and in accordance to Life Safety Code.
- Ensures that appropriate levels of emergency and on-call facilities support are maintained during evenings and weekends.
- In conjunction with VNA Health leadership, ensures that repair work conducted on the behalf of VNA Health’s tenants is performed in accordance with the terms of the lease agreements.
- Responds to emergency situations that may require the scheduling of maintenance repairs in the evening or on weekends.
- Monitors the parking areas and distributes illegal parking notices or towing, as needed.
- Directs or conducts building and yard inspections to ensure the proper upkeep of painted edifices, furniture, landscaping, doors, windows, locks, trash receptacles, floors and carpets, fountains, rodent and pest control, kitchen filters, air filters, office cleaning, signage, and doormats.
- Organizes the key lockboxes and coordinates any deployment of keys with the Human Resource Department.
- Responds to facility needs which may include carpentry repairs, office relocations, and furniture or equipment installations, conference room set-ups, special clean-ups, and occasional back-up to support Loan Closet maintenance needs.
- Maintains a written log of all preventative maintenance schedules in accordance with the governing regulations as required by the State of CA, HCAI, JCAHO, etc.
- Performs other duties as assigned.

POSITION QUALIFICATIONS
1. Five years’ experience in building maintenance or construction; healthcare facility experience preferred.
2. A bachelor’s degree in a related field or equivalent experience.
3. Demonstrated ability to supervise projects and direct personnel.
4. Utilizes proper ergonomics and body mechanic techniques.
5. Current CA driver’s license, auto insurance and reliable transportation.
6. Self-motivated and directed with strong analytical, evaluative and problem- solving abilities.
PHYSICAL QUALIFICATIONS
- Ability to lift 50 lbs.
- Ability to push/pull 150 lbs.
- Ability to stoop, bend and squat.
- Ability to walk up one flight of stairs.
- Ability to walk one mile.
- Ability to sit for one hour, minimum.
- Visual and audio acuity.
