Job Description

Description:

A Building Maintenance Specialist is responsible for performing a broad range of preventive maintenance, troubleshooting, repair, and grounds maintenance activities to ensure company buildings, vehicles, equipment, and property remain safe, functional, and well-maintained for employees, residents, and visitors.

Responsibilities:

  • Perform general building maintenance, including carpentry, plumbing, painting, drywall repair, and minor electrical repairs.
  • Conduct routine inspections and preventive maintenance on buildings, vehicles, tools, and equipment.
  • Diagnose and repair maintenance issues in a timely and efficient manner.
  • Coordinate with subcontractors for repairs or maintenance work outside the scope of this position.
  • Maintain grounds, parking lots, sidewalks, and landscaped areas.
  • Perform snow removal and de-icing activities to ensure safe access to buildings and emergency exits.
  • Operate forklifts and other equipment for material handling and storage.
  • Maintain organized inventory and storage areas for maintenance supplies and equipment.
  • Assist with property security by monitoring facilities and reporting safety concerns or maintenance hazards.
  • Safely transport personnel, materials, and equipment to and from job sites as needed.
  • Follow all workplace safety procedures and regulations.
  • Respond to after-hours, emergency, and weather-related maintenance needs when required.
  • Maintain positive and professional working relationships with staff, residents, vendors, and contractors.
  • Perform other maintenance supervisory duties as assigned.
Requirements:

Skills:

  • Working knowledge of building maintenance, carpentry, plumbing, painting, grounds maintenance, and equipment operation.
  • Ability to identify maintenance issues and implement effective repairs.
  • Knowledge of workplace safety practices and proper use of maintenance equipment.
  • Ability to operate or learn to operate forklifts and related equipment safely.
  • Strong organizational and time-management skills.
  • Ability to work independently with minimal supervision.
  • Ability to communicate and work cooperatively with management, coworkers, and vendors.

Qualifications:

  • High school diploma or equivalent required
  • Minimum of two (2) years of carpentry experience preferred
  • Minimum of two (2) years of building maintenance experience preferred
  • Supervisory experience preferred but not required
  • Valid driver's license with a clean driving record required
  • Ability to successfully pass a background check required
  • Forklift certification preferred

Job Detail:

  • Full-time, salary exempt position with full benefits
  • Salary DOE
  • Occasional early morning hours required for some repairs
  • Early morning hours are required for snow removal and de-icing operations
  • Emergency, after-hours, or weekend work may be required

Essential Functions:

  • Able to wear required PPE for extended periods as needed
  • Frequently stand, walk, bend, kneel, climb ladders, and work in varying weather conditions
  • Regularly lift and move up to 50 pounds; heavier lifting with assistance as needed
  • Ability to safely operate vehicles, plows, tractors, power tools, and maintenance equipment
  • Ability to work indoors and outdoors throughout the year
