Rackley Roofing is looking for a Commercial Roofing Project Manager to manage commercial roofing and building-envelope projects throughout the Middle Tennessee market.
This is a high-impact position for someone who can see the entire project—not just the schedule. You'll own projects from handoff and preconstruction through execution, financial management, customer communication, and final closeout.
You'll work directly with customers, General Contractors, architects, consultants, vendors, subcontractors, and our internal Operations teams to make sure projects are delivered safely, professionally, profitably, and with exceptional quality.

What You'll Be Doing
As a Commercial Roofing Project Manager, you'll serve as the primary company representative and business owner for your assigned projects.
You'll coordinate the people, information, materials, financials, schedules, contracts, and customer expectations necessary to move projects successfully from award through completion.
Own the Project From Day One
Once a project is handed off, you'll take responsibility for understanding exactly what we've committed to delivering.
You'll:
- Lead and participate in project handoff and preconstruction meetings.
- Review estimates, scopes of work, contracts, budgets, schedules, and project requirements.
- Identify potential scope gaps, contractual risks, logistical challenges, and profitability concerns before work begins.
- Review insurance, bonding, permitting, safety, and project-specific requirements.
- Establish clear action plans and timelines for successful project startup.
- Coordinate project-specific logistics with customers and Operations.
- Ensure required project systems, folders, documentation, software, and reporting requirements are established correctly.
- Lead preconstruction planning with field Operations to align on labor, materials, equipment, logistics, schedule, safety, and communication.
Manage Design & Preconstruction
You'll help turn the awarded scope into an executable plan.
Your responsibilities will include:
- Managing required submittals, product data, shop drawings, and project documentation.
- Coordinating with internal CAD resources, manufacturers, design teams, consultants, and customers.
- Reviewing project documents for constructability, code compliance, manufacturer requirements, and contractual obligations.
- Managing Requests for Information (RFIs), substitutions, clarifications, and design revisions.
- Coordinating project requirements with other contractors and trades.
- Ensuring approved documentation is provided to Operations before installation.
Drive Project Execution
Once construction begins, you'll remain actively involved in keeping the project moving.
You'll:
- Manage contractual requirements and project correspondence.
- Maintain project schedules in partnership with field Operations.
- Visit projects as necessary for meetings, logistics, coordination, quality control, and customer communication.
- Coordinate with Superintendents and Foremen to address field conditions and project challenges.
- Manage subcontractors and trade partners.
- Coordinate material and equipment requirements.
- Ensure Operations receives current drawings, details, product information, and installation requirements.
- Manage RFIs, design changes, scope revisions, and supporting documentation.
- Maintain organized and accurate project files throughout the project lifecycle.
Own the Financial Performance
Successful Project Managers understand that completing the work is only part of the job. The project also has to perform financially.
You'll be responsible for:
- Understanding the original estimate and project budget.
- Reviewing job costs regularly for accuracy and performance.
- Monitoring labor, material, subcontractor, equipment, and other project expenses.
- Identifying potential cost overruns before they become larger problems.
- Providing accurate project revenue and cost forecasting.
- Managing major project purchases.
- Reviewing material quantities, waste factors, unit costs, and purchasing requirements.
- Negotiating subcontractor scopes, pricing, and payment terms when applicable.
- Identifying, pricing, documenting, and managing Change Orders.
- Building and maintaining project Schedule of Values.
- Preparing and supporting pay applications and project billing.
- Providing required backup documentation to Accounting.
- Protecting project margin while maintaining our commitments to customers.
Build Strong Customer Relationships
You'll become one of the customer's primary points of contact after project handoff.
That means you'll:
- Communicate professionally and consistently with customers.
- Manage expectations before they become problems.
- Respond to project concerns quickly.
- Provide clear information about schedules, changes, challenges, and solutions.
- Build effective relationships with building owners, General Contractors, property managers, consultants, architects, engineers, subcontractors, and suppliers.
- Look for opportunities to strengthen customer relationships and support future business.

Finish Strong
Great projects aren't finished when the installation ends.
You'll manage the closeout process by:
- Coordinating final inspections and outstanding project requirements.
- Delivering required as-built drawings and closeout documentation.
- Managing manufacturer and project warranty requirements.
- Providing required LEED, care and maintenance, and other contract documentation.
- Confirming permits and required inspections are properly closed.
- Ensuring applicable bonds and insurance programs are finalized.
- Closing project accounting and labor reporting requirements.
- Ensuring outstanding financial and administrative items are resolved.

Requirements:What You Bring
Required
- Previous experience in commercial roofing, building envelope, or a closely related roofing environment.
- Strong understanding of the construction project lifecycle.
- Ability to manage budgets, schedules, contracts, documentation, and multiple priorities.
- Ability to read and understand construction documents, specifications, scopes of work, and contracts.
- Strong financial awareness and ability to understand job costs and project profitability.
- Strong organizational and time-management skills.
- Excellent written and verbal communication skills.
- Ability to build productive relationships with customers, field personnel, subcontractors, vendors, and internal teams.
- Strong problem-solving skills and ability to make timely decisions.
- Ability to manage changing priorities and unexpected project challenges.
- High level of attention to detail, follow-through, and personal accountability.
- Ability to travel to assigned project locations as required.
Preferred
- Commercial roofing project management experience.
- Knowledge of commercial roofing systems, materials, manufacturers, and installation requirements.
- Building-envelope construction experience.
- Experience managing commercial construction projects from preconstruction through closeout.
- Experience with project forecasting, job costing, Schedule of Values, pay applications, RFIs, submittals, and Change Orders.
- Experience working with General Contractors, architects, consultants, building owners, and property managers.
