Position Summary
The Maintenance Mechanic performs a wide range of skilled and semi-skilled work in various mechanical and building trade areas. Responsibilities include tasks in electrical, plumbing, carpentry, HVAC, appliance repair, roofing, painting, groundskeeping, and general property upkeep. The role ensures safe and functional living conditions within public housing units under the direction of the Property Manager or Maintenance Supervisor.

Position Summary
The Maintenance Mechanic performs a wide range of skilled and semi-skilled work in various mechanical and building trade areas. Responsibilities include tasks in electrical, plumbing, carpentry, HVAC, appliance repair, roofing, painting, groundskeeping, and general property upkeep. The role ensures safe and functional living conditions within public housing units under the direction of the Property Manager or Maintenance Supervisor.
Essential Duties & Responsibilities
Administrative Functions
- Review, process, and document daily work orders and project supply sheets.
- Maintain detailed records of labor, materials, and costs.
- Order supplies and ensure material availability for crews.
- Prepare written reports and inspection logs.
- Schedule appointments and obtain resident signatures after maintenance.
- Assign tasks and inspect work of maintenance crews.
- Train new employees and evaluate performance.
- Counsel employees on performance issues.
- Heating & HVAC:
Repair thermostats, gas leaks, heating units, and arrange boiler servicing. - Plumbing:
Install/repair water heaters, sewer and supply lines, fixtures, and shut-offs. - Electrical:
Repair/install wiring, breakers, outlets, light fixtures, and appliances. - Appliance Maintenance:
Service refrigerators, air conditioning, and kitchen equipment.
Only certified staff may handle Freon. - Gas Appliances:
Inspect and repair gas stoves, furnaces, ovens, and related valves. - Carpentry:
Repair/install doors, cabinetry, flooring, and drywall. - Painting & Plastering:
Interior/exterior paint work, plaster, caulking, sanding, and prepping surfaces. - Move-Outs & Inspections:
Conduct unit inspections for damages and perform related repairs. - Locks & Windows:
Re-key locks and repair/replace windows and screens.
- High school diploma or GED.
- Minimum 3 years' experience in building maintenance, construction, or related field.
- Valid driver's license with a clean driving record.
- Must be bondable and insurable under agency's vehicle insurance.
- Must be able to lift 50 lbs, and work in varied weather conditions.
- Preferred: HVAC certification; bilingual (Spanish) is a plus.
- Read technical drawings, blueprints, and work orders.
- Evaluate work performance and identify resource/training needs.
- Proficient in using electrical, mechanical, and hand tools.
- Strong verbal and written communication.
- Knowledge of Fair Housing and Sexual Harassment compliance.
- Math skills to compute time, costs, and material needs.
Certifications & Requirements
- Must enroll in the State of Alabama Certified Apprentice Plumbers and Gas Fitters Program within 30 days.
- Obtain Journeyman Gas Fitter Certificate within one year.
- Complete annual Fair Housing and Sexual Harassment training with exam proficiency.
