Job Description

Job Title: Utility Tech Wage Status: Hourly

Reports to: Property Manager

Job Summary:

Colonial Property Management’s General Laborer/Landscaper is responsible for regular maintenance and daily upkeep of their assigned portfolio. Duties include maintaining buildings and grounds that are attractive to prospective renters and current tenants and handling other assigned work as necessary. This position will work collaboratively as part of a team; while working independently with supervision as needed. Flexibility within this position is required.

Qualifications:

Education: High School Degree or equivalent required.

Experience: 1-2 years light maintenance experience preferred.

Licenses & C-ertificates: Fair Housing Certification, willingness to obtain.

Skills:

● Ability to speak, read and write English.

● Willing to obtain necessary and required certifications

● Familiarity with the operation of maintenance related tools and equipment.

● Develop and enhance skills for growth opportunities.

● Customer service and computer skills

● Complete all tasks with a sense of urgency and expediency and provide prompt status feedback.

Duties & Responsibilities:

1. Physically inspect common areas, vacant apartments, and grounds to ensure excellent curb appeal is present.

2. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions daily.

3. Perform minor maintenance requests and work orders as assigned

4. Assist with ensuring snow removal equipment has been properly serviced and is in working condition before and throughout the winter season.

5. Assist with keeping the shop and maintenance areas clean and organized; this includes supply and storage areas.

6. Physically clean and inspect common areas, laundry rooms, vacant apartments, grounds and dumpster areas to ensure excellent curb appeal is present.

7. Adhere to a daily cleaning schedule as set by the Property Manager.

8. Assist with snow removal and salting throughout the winter season.

9. Complete special projects as it relates to cleaning and landscape or grounds.

10. Large item pick up and coordination

11. Spray and weed beds throughout portfolio to ensure excellent curb appeal

12. Perform bush trimming and replacement, watering and upkeep of new lawn. Weed removal, seeding, sod laying included.

13. Complete gutter cleaning as directed.

14. Assist with paint projects as directed.

Procedural and Resident Relations

1. Perform all turnovers within 24 hours according to companies standard operating procedures.

2. Assist with the move-out process ensuring apartment turns are completed in a timely manner.

3. Complete work order process as outlined in company Standard Operating Procedures.

4. Notify your direct report as it relates to customer interactions including complaints

5. Notify current tenants of intent to enter when work is needed in their home in accordance with company standard operating procedures.

6. Be familiar with & conform to all written standard operating procedures.

7. Follow and ensure compliance of all Fair Housing Laws.

General

1. Operates computer programs (AppFolio, Everlance, Margin Point) to satisfy the needs of the job.

2. Comply with all federal, state, local and company policies, procedures, and regulations.

3. Participate in training to comply with new or existing laws and/or company SOP changes.

4. Neat, clean, and professional appearance at all times.

5. Provide Daily Report to Lead Maintenance technician.

6. Take pride in your work.

7. Positive attitude and productive contributions to team culture.

8. Perform other duties which may be required to ensure economic success of Colonial Property Management.

Physical Requirements and Working Environment

1. Ability to lift up to 100 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.

2. Successfully pass a drug test.

3. Ability to walk and traverse stairs on a regular basis.

4. Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.

5. Ability and willingness to work at heights 15’ and above

6. Ability to work long hours when required.

7. Valid Driver’s License and operable vehicle with insurance.

8. Available outside of business hours for snow removal.

9. Attendance is an imperative job function, with prompt daily arrival.


Monday to Friday 8:30-5pm
Saturday/Sunday - as needed
