About the Role

The Exterior Trades Technician supports the maintenance, repair, improvement, and overall condition of Shanty Creek Resorts’ outdoor structures, exterior facilities, and property features.

This hands-on position performs a wide variety of skilled and general trade work, including masonry, painting, staining, carpentry, exterior repairs, construction projects, and seasonal property improvements.

This position is separate from the resort’s Maintenance Technician roles, which primarily support mechanical systems such as HVAC, electrical equipment, and pool operations. It is also separate from the Grounds Technician role, which focuses primarily on landscaping, flowers, and grounds care.

Working under the direction of resort leadership, the Exterior Trades Technician helps ensure exterior structures and outdoor areas are safe, attractive, functional, and ready for guests and employees throughout the year.

This is an excellent opportunity for someone who enjoys working outdoors, takes pride in completing quality work, and is comfortable performing a variety of physical construction, repair, and skilled-trade tasks.

Minimum Qualifications
  • High school diploma or equivalent.

  • Previous experience in construction, exterior maintenance, facilities maintenance, masonry, carpentry, painting, or a related field.

  • Basic experience using hand tools, power tools, and outdoor work equipment.

  • Ability and willingness to work outdoors in varying weather conditions.

  • Ability to follow instructions and complete assignments independently or as part of a team.

  • Valid driver’s license with an acceptable driving record.

  • Reliable attendance and punctuality.

  • Ability to safely lift, carry, push, or pull up to 75 pounds.

  • Ability to stand, walk, bend, kneel, climb, reach, and perform physical work for extended periods.

Preferred Qualifications
  • Experience with general masonry, concrete, block, stone, or mortar repair.

  • Experience with basic carpentry and woodworking.

  • Experience with exterior painting, staining, sealing, and surface preparation.

  • Experience completing exterior building and structural repairs.

  • Experience operating utility vehicles, power tools, pressure washers, and construction equipment.

  • Previous experience working in a resort, construction, property management, or facilities environment.

Position Duties and ResponsibilitiesExterior Construction and Repairs
  • Perform general repairs and improvements to resort buildings, outdoor structures, walkways, patios, fences, signs, railings, decks, steps, and other exterior areas.

  • Complete basic carpentry projects, including repairing or replacing boards, trim, fencing, steps, railings, and other wooden structures.

  • Build or assist with the construction of small exterior structures and property improvements.

  • Identify damaged, deteriorated, or unsafe exterior areas and report concerns to the appropriate supervisor.

  • Assist with exterior renovation, construction, improvement, and preventive-maintenance projects.

  • Maintain active work areas in a clean, organized, and safe condition.

Masonry and Concrete Work
  • Perform minor concrete, block, stone, brick, and mortar repairs.

  • Repair cracks, damaged surfaces, joints, steps, walls, walkways, patios, and other masonry features.

  • Prepare work areas and materials for masonry and concrete projects.

  • Mix, place, finish, patch, and repair concrete or mortar as assigned.

  • Assist with larger masonry, concrete, and exterior construction projects.

Painting and Surface Finishing
  • Prepare exterior surfaces through cleaning, scraping, sanding, pressure washing, patching, and priming.

  • Paint, stain, seal, and weatherproof exterior walls, trim, decks, fences, railings, signs, and structures.

  • Apply coatings and finishes according to manufacturer instructions and resort standards.

  • Protect surrounding areas and maintain clean, organized painting workspaces.

  • Inspect completed work and complete touch-ups as needed.

Seasonal Property Projects
  • Assist with spring and fall property preparation and seasonal transitions.

  • Support snow and ice removal from exterior work areas, entrances, steps, and walkways as needed.

  • Install and remove seasonal signs, barriers, furniture, decorations, structures, and outdoor equipment.

  • Help prepare resort facilities for special events, golf operations, winter operations, and periods of increased guest activity.

  • Respond to weather-related property damage and exterior repair needs.

Tools and Equipment
  • Safely operate hand tools, power tools, utility vehicles, pressure washers, saws, drills, grinders, sanders, and other trade equipment.

  • Inspect tools and equipment before use and report damage or maintenance concerns.

  • Complete basic cleaning and routine care of tools and equipment.

  • Follow manufacturer instructions and established safety procedures.

  • Properly store tools, supplies, materials, and equipment after use.

  • Maintain organized storage and inventory areas for trade materials and supplies.

Safety and Team Support
  • Follow all resort safety practices, departmental procedures, and applicable regulations.

  • Use required personal protective equipment for assigned tasks.

  • Place signs, cones, barriers, or other warnings around active work areas when necessary.

  • Maintain awareness of guests and employees when completing work in occupied or public areas.

  • Communicate professionally with guests, employees, contractors, and resort leadership.

  • Assist other resort departments with exterior repair and property-improvement projects as needed.

  • Perform other duties and responsibilities as assigned.

Skills and Abilities
  • General construction and skilled-trade aptitude.

  • Basic knowledge of carpentry, masonry, painting, surface preparation, and exterior repairs.

  • Ability to safely use hand tools, power tools, and outdoor equipment.

  • Ability to measure, cut, assemble, install, repair, and finish a variety of materials.

  • Ability to identify repair needs and recommend practical solutions.

  • Strong attention to detail and pride in workmanship.

  • Ability to organize work and manage multiple assignments.

  • Ability to work independently with limited supervision.

  • Ability to work effectively as part of a team.

  • Strong communication and problem-solving skills.

  • Willingness to learn new construction, repair, and trade skills.

  • Positive attitude and commitment to maintaining a safe and attractive resort environment.

Work Environment

This position works primarily outdoors and may be exposed to heat, cold, rain, snow, wind, uneven terrain, dust, dirt, noise, paint, construction materials, and other outdoor or job-site conditions.

The successful candidate must enjoy working outside and be willing to perform physically demanding work throughout the year. Work schedules may include weekends, holidays, early mornings, or extended hours depending on weather, projects, seasonal operations, and resort needs.
